CITY OF HOBART BOARD OF ZONING APPEALS MINUTES OF NOVEMBER 5, 2015 Dan Waldrop called the meeting to order at 6:00 p.m. with the recitation of the Pledge of Allegiance. Members in attendance: Dan Waldrop, Dennis Zoladz, Ron Jackson, Mark Kopil and Stuart Allen. Also present: Phil Gralik, City Engineer; Sergio Mendoza, City Planner; Carroll Lewis, Zoning Administrator and Joy Respecke, Recording Secretary. Approval of Minutes: Mr. Kopil made a motion to approve the minutes of October 1, 2015 as presented, seconded by Mr. Allen. All ayes, motion carried. (5-0) Communications/Acceptance of Agenda: Mr. Zoladz made motion to approve the agenda as presented, seconded by Mr. Jackson. All ayes, motion carried. (5-0) New Business 1. 15-10 Tyrone Sheriff, 1195 DeKalb Street located 200’ south from the DeKalb & Csokasy Street intersection, Sec. 154.006 (F)(7), zoned R-2, 0.46 acre Request: Public Hearing: Developmental Standards Variance Purpose: To exceed the permitted 864sf for accessory structures by 392 sf for a proposed 14’x38’ shed Approved X Denied __ Deferred ___ Vote 5-0 Tyrone Sheriff, 1195 S. DeKalb Street requested approval for a 14’x38 storage shed/man cave. He explained the shed already existed and was constructed off site and placed on his rear property outside the fenced area. Mr. Waldrop opened and closed the Public Hearing for Petition 15-10 without public comments. Mr. Sheriff mentioned the shed was constructed on 6”x6” flooring, placed on compacted gravel and was guaranteed not to shift. It was also noted the shed was placed on the property without approval or a building permit. Mr. Allen made a motion to Approve Petition 15-10 contingent upon no permanent utilities be extended to the shed including all discussion and findings of fact, seconded by Mr. Kopil. All ayes, motion carried. (5-0) Staff Consultation/Discussion: None There being no further comments or discussion Mr. Jackson made a motion to adjourn, seconded by Mr. Allen.
