CITY OF HOBART BOARD OF ZONING APPEALS
MINUTES OF SEPTEMBER 1, 2016
Dennis Zoladz called the meeting to order at 6:01 p.m. with the recitation of the Pledge of Allegiance.
Members in attendance: Dennis Zoladz, Ron Jackson, Mark Kopil and Stuart Allen. Also in attendance: Phil
Gralik, City Engineer; Sergio Mendoza, City Planner; Carroll Lewis, Zoning Administrator and Joy Respecke,
Recording Secretary.
Approval of Minutes: Mr. Kopil made a motion to approve the minutes of July 7, 2016 as presented,
seconded by Mr. Jackson. All ayes, motion carried. (4-0)
Communications/Acceptance of Agenda: Mr. Jackson made a motion to approve the agenda as presented,
seconded by Mr. Allen. All ayes, motion carried. (4-0)
New Business
1. 16-08 Felix Perry/School City of Hobart (Petitioner/Agent) 36 E. 8th Street located on
the NW corner of 8th & Fleming Streets, Sec. 154.052 (B), zoned R-2, 5.03 acres
Request: Public Hearing: Developmental Standards Variance
Purpose: To encroach 15.75’ into the required 20’ of the side yard on a reversed corner lot
Approved X Denied __ Deferred __ Vote 3-0
Mr. Allen abstained.
Representing the School City of Hobart were Felix Perry and Don Torrenga/Torrenga Engineering. Mr. Perry
amended his request to encroach 4.3’ into the side yard. Proposed is to construct an addition on the east side
of the school for a new cafeteria. Mr. Torrenga stated that presently only the east side of Fleming Street has a
30’ dedicated right of way and when the School City dedicates the west side, the addition will encroach 4’ into
the required 20’ side yard.
Mr. Zoladz opened and closed the Public Hearing for Petition 16-08 without public comments.
Mr. Kopil made a motion to Approve Petition 16-08 including all discussion and findings of fact, seconded by
Mr. Jackson. All ayes, motion carried. (3-0)
Staff Consultation/Discussion:
Mr. Mendoza distributed the schedule for the mandatory training.
He also acknowledged that Mr. Zoladz will no longer be serving on the Board as well as Mr. Waldrop who
was elected by the Democratic Precinct Party to fill Matt Claussen’s seat as Councilman at Large.
There being no further comments or discussion Mr. Kopil made a motion to adjourn, seconded by Mr.
Jackson. All ayes, motion carried. (4-0)
Meeting adjourned at 6:13 p.m.
