Public Hearing
Item # 1 ZB- 2025- 2 Maria Kotys – 33 Bayberry Drive, Holmdel, NJ 07733 R/Th Zone. The applicant is requesting a
variance for the installation of a rear paver patio around the pool, located approximately (1) foot off the property line,
and increasing lot coverage by exceeding 30%. Will not be heard and will be carried to the August 5th, 2026, meeting.
Item #2 ZB-2026-03, an application for "bulk" or "c" variance relief and such other relief as the Board or its
consultants may deem necessary. Honeycombe Estates III, LLC, to permit the installation of an inground
swimming pool and appurtenant features, the property located at 798 Holmdel Road, Lot 31.03 in Block 29. The
Property is situated within the R-40A Zone. Will not be heard and will be carried to the August 5th, 2026, meeting.
Item # 3 ZB-2025-02 24 Schanck Road, Holmdel, NJ 07733. Said premises are also known as Block 17, Lot 3 in
Holmdel, New Jersey, and are located within the R-40B Zoning District. The applicant is seeking Preliminary and Final
Site Plan with Use and Bulk Variance approval to convert the residential dwelling into a private outdoor learning center &
daycare, which are not permitted uses in with R-40B Zone. The applicant also proposes to construct an additional parking
area and driveway. The second floor of the building will be used to store clothing and supplies for the nonprofit Village
Foster Closet.
