(4 MINUTES PER PERSON, NO DONATING OF TIME TO OTHERS) CONSENT CALENDAR PUBLIC HEARING ITEMS CONDITIONAL USE PERMIT NO. 17-034; COASTAL DEVELOPMENT PERMIT NO. 17-015 (GALLAUGHER RESIDENCE) REQUEST: To remodel and add a 2,289 sq. ft. third-story addition to an existing 4,896 sq. ft. single-family dwelling that is approximately 35 ft. in height. The request includes a review and analysis for compliance with the Infill Lot Ordinance. The Infill Lot Ordinance encourages adjacent property owners to review proposed development for compatibility/privacy issues, such as window alignments, building pad height, and floor plan layout. LOCATION: 3791 Ragtime Circle, 92649 (north side of Ragtime Cir. between Seascape Dr. and Nimble Cir.) This agenda item was approved with conditions. CONDITIONAL USE PERMIT NO. 18-043/COASTAL DEVELOPMENT PERMIT NO. 18-031 (RAMELOT RESIDENCE) Page 1 of 4 Zoning Administrator Action Agenda December 19, 2018 REQUEST: To demolish an existing single-family residence and construct a two-story, 7,259 sq. ft. single-family dwelling with a 1,176 sq. ft. three car garage at an overall height of 33 ft.-11 in. high and to permit a 6 ft. high block wall (approximately 94 linear feet) at a 10 ft. front yard setback in lieu of the required minimum 15 ft. front yard setback. The Infill Lot Ordinance encourages adjacent property owners to review proposed development for compatibility/privacy issues, such as window alignments, building pad height, and floor plan layout. LOCATION: 16442 Malden Circle, 92649 (terminus of Malden Circle) This agenda item was approved with conditions. COASTAL DEVELOPMENT PERMIT NO. 18-036 (CLAUSS RESIDENCE) REQUEST: To permit the construction of an approximately 399 sq. ft. addition and interior remodel to an existing two-story, 2,960-square-foot single-family dwelling. LOCATION: 16742 Intrepid Lane, 92649 (south of Intrepid Ln., west of Broadway) This agenda item was approved with conditions. CONDITIONAL USE PERMIT NO. 18-035 (PAW CHATEAU EXPANSION) REQUEST: To permit the establishment of a 5,000 sq. ft. dog daycare facility with overnight boarding, obedience training, and dog spa and a 12-space parking reduction associated with the dog daycare facility within an existing multi-tenant industrial building. LOCATION: 7680 Talbert Avenue, 92648 (southwest corner of Talbert Ave. and Kovacs Ln.) This agenda item was approved with conditions. CONDITIONAL USE PERMIT NO. 18-037 (SPRINT MONOPALM) REQUEST: Page 2 of 4 Zoning Administrator Action Agenda December 19, 2018 To permit the construction of a 60 ft. high monopalm with six panel antennas (six ft. high), nine RRUs, and associated equipment within an approximately 360 sq. ft. enclosure. LOCATION: 111-130-26, 92648 (near the southwest corner of Garfield Ave. and Stewart Ln.) This agenda item was continued. ADJOURNMENT The next regularly scheduled meeting of the Zoning Administrator is Wednesday, January 2, 2019, at 1:30 PM, in Room B-8, Lower Level, Civic Center, 2000 Main Street, Huntington Beach, California. Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the Zoning Administrator is final unless an appeal is filed to the Planning Commission by you or by an interested party. Said appeal must be in writing and must set forth in detail the action and grounds by which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a filing fee of Two Thousand Seven Hundred Sixty-Five Dollars ($2,765.00) if the appeal is filed by a single family dwelling property owner appealing the decision on his own property and Three Thousand Eight Hundred Seventeen Dollars ($3,817.00) if the appeal is filed by any other party. The appeal shall be submitted to the Secretary of the Planning Commission within ten (10) calendar days of the date of the Zoning Administrator's action or ten (10) working days for a coastal development permit.
