23-287 CONDITIONAL USE PERMIT NO. 22-016/VARIANCE NO.
22-004/COASTAL DEVELOPMENT PERMIT NO. 22-027 (BED AND
BREAKFAST)
REQUEST:
To permit the operation of a bed and breakfast and allow six
required parking spaces in lieu of seven required parking spaces
and a 19-foot wide drive aisle in lieu of a 20-foot wide drive aisle.
LOCATION:
231 1st Street, 92648 (west side of 1st Street, south of Olive Avenue)
Recommended Action:
That the Zoning Administrator take the following actions:
A) Approve Conditional Use Permit No. 22-016, Variance No. 22-004, and Coastal
Development Permit No. 22-027 with suggested findings and conditions of approval.
23-311 CONDITIONAL USE PERMIT NO. 23-006 (HUNTINGTON BEACH

REQUEST:
To construct a new freestanding ‘mono-broadleaf’ wireless
communication facility at an overall maximum height of 60 ft. on a
commercial property.
LOCATION:
8101 Slater Avenue, 92647 (North side of Slater Avenue, west of
Marken Lane)
Recommended Action:
That the Zoning Administrator take the following actions:
A) Approve Conditional Use Permit No. 23-006 with suggested findings and conditions of
approval.
23-320 CONDITIONAL USE PERMIT NO. 23-004 (HARBOR POINTE
DRIVE-THROUGH BUILDING)
REQUEST:
To permit the demolition of an existing self-serve car wash structure
and construction of a new 2,100 sq. ft. drive-through restaurant pad
building at a maximum overall height of 25 ft.-6 in. located within an
existing commercial shopping center.
LOCATION:
16401 Bolsa Chica Street, 92646 (Northwest corner of Bolsa Chica St.
and Heil Ave.)
Recommended Action:
That the Zoning Administrator take the following actions:
A) Approve Conditional Use Permit No. 23-004 with suggested findings and conditions of
approval.
23-359 CONDITIONAL USE PERMIT NO. 22-025/COASTAL DEVELOPMENT
PERMIT NO. 22-035 (LALANI RESIDENCE)
REQUEST:
To permit a 2,550 sq. ft. second floor addition to an existing
single-story residence that includes 170 sq. ft. second floor balcony

and a 1,790 sq. ft. rooftop deck at an overall height of 30 feet.
LOCATION:

Recommended Action:
That the Zoning Administrator take the following actions:
A) Approve Conditional Use Permit No. 22-025 and Coastal Development Permit No. 22-
035 with Findings and Conditions of Approval.
