Sorensen, Chairman Kathy Nelson, Recording Secretary GUESTS: James Freyholtz (Montana Department of Transportation); and Margaret Davis (resident) HEAR THE PUBLIC: None. PERFORMANCE BOND REMINDERS: KNTC – CTA sent a request to lower their bond amount because of partial completion on their project. They sent a new cost estimate on both Phases 1 & 2. OLD BUSINESS: Universal Mechanical – HVAC - 707 W Center St; remodel/Change of Use. We are supposed to receive plans from them by mid-October. This will be on the agenda for next week. Northwest Drywall – 1109 E Oregon St; new warehouse in the Rail Park at the south end. They are having discussions about shifting the building to the south or use Geo-piers. They may wait until spring to begin. This will be on the agenda for next week. Flathead Special Ed Co-op – 21 Meridian Ct; new school building. We are waiting on their stormwater plan. They plan on asking for a variance from the City Manager and then the City Council. This will be on the agenda for next week. Maw – 25 Appleway on the south side; apartments. Two 4-plexes. Plans came in on this project, and Public Works is presently reviewing them. They do not show a garbage enclosure. No recreational amenity is shown. They will need to improve the area on the right and put in some sort of park equipment. Drainage was discussed. This will be on the agenda for next week. 1 KNTC Apartments – Rose Crossing; new apartments. Final plans came in with their civil drawings. They are still under review by Public Works. Fincher is good with the landscaping, and Dedman is good with their hammerhead turnaround. There is a phasing plan. This will be on the agenda for next week. World Gym – Diamond Peak; new athletic club. Public Works is waiting for their resubmittal. Their major issue is stormwater, as they don’t have a stormwater component to their design right now. They want to get the regional pond for the whole area approved first. They are showing some improvements in the 50 ft. access easement, so they are going to make some adjustments. Sewer for the NE corner will be served off of Church Drive. Anything to the south will have access to sanitary sewer that will be run along Diamond Peak, and a leg to the north that will serve all four buildings there. This will be on the agenda for next week. NEW BUSINESS: Sunrift Brewery – 55 – 1st Ave WN; Phase 2 – convert existing building to a restaurant. They have two bonds, one for ROW improvements and one for site improvements of landscaping and their parking lot. They will probably do a replacement bond to extend the bond for on-site improvements. Nothing for Public Works to review at this point. There are items that will need to be addressed in the future. This will be on the agenda for next week. PLANNING OFFICE ITEMS: Turley - 749 W Center – change of use to auto restoration. This has been passed through Site Review. This will be on the Planning Board agenda for next month. Downtown Urban Renewal Plan – City Council will be having a Work Session on this on October 22nd. If approved, there will be a Public Hearing in the beginning of November. Airport Road & 18th Street - Open House next Wednesday from 4 to 6:30 p.m. Concept #1 is moving forward. This will then go to the Council Work Session on October 22nd. OTHER REPORTS: None.
