PERFORMANCE BOND REMINDERS:
Northwest Drywall – A Cashier’s Check came in with the amounts we requested. The C of O
was issued yesterday.
OLD BUSINESS:
Frontier Village Apartments – Treeline; new apartment complex. Recreational amenities were
discussed. Fincher and Sorensen spoke with them on this previously. The area they are considering
may have too much wet storm drainage area. Jentz stated that all those areas will get water in them
in any storm. Fincher stated they could still meet their requirements by working around the wet
areas. Sorensen added that this could include areas between the buildings. They plan on putting in a
community garden, too. Nothing has been received yet regarding their plat. Johnson stated they are
supposedly working on it. This will be on the agenda for next week.
The Crossings – Two Mile Drive; new apartment complex. Tabler stated Public Works’ is waiting
on their resubmittal. They are trying to do some investigation to determine the water main looping
routes. This will be on the agenda for next week.
Flathead Industries – 40 E Idaho; drive-through/drop-off addition. This is near the intersection of
First Avenue EN and W Montana. Tabler and Fincher have both sent e-mails to their architect that
were undeliverable. Tabler stated his e-mail to Flathead Industries did go through. He suggested
Fincher try sending it to Flathead Industries. Nygren noted their contact is Mitch. This will be on
the agenda for next week.
4th and Zuri – 55 4th Ave WN; remodel existing building to multi-use. This is an old thrift store
behind the Center Mall. Tabler is still waiting for their check lists and design reports as an official
submittal package. Parker is waiting on the engineer mechanical drawings from Jackola. The
second floor will have a coffee shop and will need to address pre-treatment. This will be on the
agenda next week.
Universal Mechanical – 707 W Center; convert to HVAC (site work). Sorensen received a revised
engineer’s estimate for their Performance Bond. Our committee is fine with their estimate.
Sorensen will notify Rob Smith that the amount is acceptable and put together a PIA for them. This
will be on the agenda next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: December Meeting
Tronstad Annexation – Their Application for Annexation of 10 acres on Tronstad on the east side
of the highway was approved with an R-2 zoning designation, which is our lowest density
residential. They have no subdivision planned at this time. He plans to sell the property.
Stillwater Bend – A work session was held for this 56-acre project on the west side of Rose
Crossing, west of the Ford dealership. The area south of Falcor. This will be going to a Public
Hearing next month. Nygren will get their application materials out to everyone. The river and
highway are there, so take a close look at this.
OTHER REPORTS:
Linderman School Parking Renovation – Preliminary Review - They will need a 5-foot buffer off
the property line. Mallett stated they are trying to squeeze as much parking in as possible. They are
mostly concerned about fire access in the NE corner. Parker stated they need to designate their
handicapped parking and accessibility. Tabler and Nygren both commented on them having two
accesses instead of one on the south side. It would take out four parking spaces on the street with the
second access. There was also discussion regarding two accesses on the west side. Fincher
explained the process with trees to Mallett.
World Gym – C of O – Public Works has signed off on this. Sorensen is waiting for their Amended
Plat. They will check with their surveyor and get back to him, as we had put on a Site Review
condition that their sidewalks/private drive did not align with their easements and was kicking off
onto other property. We wanted that cleaned up. Tabler stated we will need at least a public
easement for their water main.
Silverbrook – Nygren met with Marvin yesterday and he is still planning on selling the multi-family
piece to the south. These are the same investors that are doing The Crossings. Their layout is close
to what was originally approved. They will take this to the Silverbrook HOA.
