AREA BOARD OF ZONING APPEALS OF TIPPECANOE COUNTY LAFAYETTE DIVISION July 19, 2021 The City of Lafayette Board of Zoning Appeals met in regular session on Monday, July 19, 2021 at 4:00 PM. Members present were: Jackson Bogan, Dave Williams, Dick Murray, Bob Metzger, and Carlynn Smith. The meeting was called to order by Mr. Bogan. Mr. Williams moved to approve the minutes of the previous meeting as distributed; second by Mr. Murray. The motion passed by unanimous voice vote. NEW BUSINESS 2021-21 HWC ENGINEERING / CHAD JAMES Variance to reduce the amount of required parking spaces from 58 spaces to 0 spaces. Property located at 1503 VETERANS MEMORIAL PARKWAY EAST. Mr. Williams moved to hear and approve the petition; second by Mr. Murray. Chad James, agent for the petitioner, presented the petition. Mr. James stated that the petitioner would like to construct a 58,000 square feet addition to their existing building. He distributed a site plan showing the location of the building addition. The proposed use of this building addition is for storage and warehousing and the proposed location is a better option, compared to current conditions, for trucks to enter and exit the property with Copper Moon’s products. Mr. Bogan asked if additional employees were planned with this expansion and Mr. James stated that Copper Moon was not planning on adding any employees. Mr. Jackson stated that he was originally concerned that they might not be providing enough parking onsite with the existing building. He spoke with Matt Shively prior to the meeting for some clarification on the existing parking and Mr. Shively told him that when the existing building was constructed, they provided the required amount of parking spaces. The property is currently compliant with the Unified Zoning Ordinance standards. Mr. Metzger asked for some clarification on the site plan. Mr. James pointed out the existing parking lot and stated that it will remain. They currently provide 91 parking spaces and will continue providing those spaces. The Board voted by ballot: 1) 5 yes 0 no. Petition GRANTED. The next meeting of the Lafayette Board of Zoning Appeals will be on Monday, August 16, 2021 at 4:00 PM.
