Building area- total air-conditioned leasable or saleable floor
area of a building, excluding fully enclosed storage spaces,
non-habitable enclosed areas on the rooftop, stairs and
elevator areas, mechanical and electrical rooms, parking
areas, colonnades, porches or balconies.
