Meeting Minutes City of League City Planning and Zoning Commission Regular Meeting, Monday, June 3, 2024 Council Chambers, 200 W. Walker Street, League City, TX 77573 1. Call to Order and Roll Call of Members Frank Dominguez, called the meeting to order at 6:00 p.m. Present: Frank Dominguez, Nathan Jung, Matthew Hyde, Scott Higginbotham, Pam Arnold Absent: Paul Maaz, Ruth Morrison, Matthew Propst City Staff: Ron Menguita, Development Process Manager; Ann Williams, Planner I; Masood Malik, Senior Planner; Vince Hustead, Senior Planner; Christopher Sims, Executive Director Development Services; Matt Brown, Assistant City Engineer; Michelle Villarreal, City Attorney 2. Approval of May 6, 2024, minutes Frank Dominguez asked if there were any corrections. He stated hearing none, the May 6, 2024, minutes are approved. 3. Citizen Communications None. 4. Public Hearing and Action Items A. Hold a public hearing and take action on a Second Replat/Final Plat, Star Commercial Park, PLAT- 23-0034, generally located along the east side of the Frontage Road to the Gulf Freeway (Interstate Highway 45) and south of League City Parkway (State Highway 96) with the address of 2112 South Gulf Freeway. Ann Williams, Planner I, gave a presentation on behalf of the City of League City. Frank Dominguez opened the public hearing at 6:01 p.m. No one spoke at the public hearing. Frank Dominguez closed the public hearing at 6:02 p.m. Mr. Hyde made a motion to approve the Second Replat/Final Plat, Star Commercial Park, PLAT-23- 0034, per staff’s recommendations. Ms. Arnold seconded the motion. The motion passed by a vote of 5-0-0. 5. New Business A. Consider and take action on a Final Plat, Lighthouse, PLAT-24-0010, generally located approximately 1,500 feet south of Farm to Market Road 646 and along the east side of the Gulf Freeway (Interstate Highway 45).  Ann Williams, Planner I, gave a presentation on behalf of the City of League City. Mr. Higginbotham made a motion to approve the Final Plat, Lighthouse, PLAT-24-0010, per staff’s recommendations. Mr. Hyde seconded the motion. The motion passed by a vote of 5-0-0. B. Consider and take action on a Preliminary/Final Plat, Macaw Grove, PLAT-24-0016, generally located along the north side of Farm to Market Road 517 and approximately 1,200 feet east of McFarland Road. Ann Williams, Planner I, gave a presentation on behalf of the City of League City. Mr. Higginbotham made a motion to approve the Preliminary/Final Plat, Macaw Grove, PLAT-24- 0016, per staff’s recommendations. Mr. Hyde seconded the motion. The motion passed by a vote of 5-0-0. 6. Staff Comments Ann Williams informed the Commission of the following: City Council B.E.S.S. Workshop on June 11, 2024, 5:00 p.m. in the Council Chambers; Thanked Ms. Irwin for her service on the Planning and Zoning Commission and welcomed Mr. Jung to the Planning and Zoning Commission. 7. Adjournment Mr. Dominguez made a motion to adjourn the meeting. Mr. Hyde seconded the motion.
