Adjournment Requests from persons with disabilities who need assistance to participate in this meeting or hearing should be made with as much advance notice as possible to the Clerk's Office at 108 West Main Street, (920) 423-3852 February 16, 2022  MINUTES OF THE PLAN COMMISSION MEETING JANUARY 10, 2022 Call to Order The Plan Commission meeting was called to order at 6:00 p.m. by President Vanden Berg Roll Call PRESENT: Bill Van Berkel President Vanden Berg Larry Van Lankvelt Jim Moes Kent Taylor EXCUSED Todd Verboomen STAFF PRESENT: Administrator Bernhoft STAFF EXCUSED: Community Development Director Dave Kittel Public Appearance for Items Not on the Agenda None Approval of Minutes from the Plan Commission Meeting of December 13, 2021 Moved by Commissioner Taylor, seconded by Commissioner Van Berkel to Approve the Plan Commission Meeting Minutes of December 13, 2021 All Ayes–Motion Carried Recommendation—PBJ Holding LLC, CSM Administrator Bernhoft went over the request to divide the parcel into 2 lots. Village Board would require 2/3 roll call vote due to setbacks on southeast corner. Moved by Commissioner Moes, seconded by Commissioner Van Lankvelt to recommend CSM to board presented. All Ayes–Motion Carried Recommendation—Hartzeim Drive CSM Administrator Bernhoft went over CSM request to split lot No.4 into 3 parcels. Administrator Berhoft advised of a state statue limitations for how many CSMs can be created from a parcel. This can be brought to the DOA for their review or plan commission can recommend plat to be submitted .Commissioner Moes recommended approving as submitted. As this is under new ownership the limitation of CSMs does not apply. Moved by Commissioner Moes, seconded by Commissioner Van Berkel to Conditional Approval of Hartzein Drive CSM to Village Board as new ownership is confirmed. All Ayes–Motion Carried Recommendation—Lot 14 Little Chute North Estates Administrator Bernhoft presented request for zero lot lines in Little Chute North Estates. Moved by Commissioner Van Lankvelt, seconded by Commissioner Taylor to Recommend Approval of the CSM to the Village Board.
