Williams, Commission Executive Assistant II POLICY FOR DESIGNATED PUBLIC HEARING ITEM No. Pursuant to the Commission=s general operating procedures, the Commission at times must necessarily limit the speaking times of those presenting testimony on either side of an issue that is designated as a public hearing item. In all instances, however, equal time is allowed for presentation of pros and cons of matters to be acted upon. All requests to address the Commission on public hearing items must be submitted prior to the Commission=s consideration of the item. EVERY PERSON WISHING TO ADDRESS THE COMMISSION MUST COMPLETE A SPEAKER=S REQUEST FORM AND SUBMIT IT TO THE COMMISSION STAFF. Written submissions are governed by Rule 10 of the Los Angeles City Planning Commission Rules and Operating Procedures, a copy of which is posted online at http://cityplanning.lacity.org/Forms Procedures/CpcPolicy.pdf. Day of hearing submissions (20 copies must be provided) are limited to 2 pages plus accompanying photographs. Submissions that do not comply with these rules will be stamped “File Copy. SAWTELLE BOULEVARD Proposed Project: The construction, use, and maintenance of a five-story mixed-used development, consisting of 25 residential units (23 apartment units and 2 joint live/work units), 665 square feet of ground floor commercial area, and two-levels of subterranean parking. Three of the units will be designated for Very Low Income Households. The proposed building will be approximately 56-feet high and will provide a total of 28 automobile and 31 bicycle parking spaces. Requested Actions: 1. Pursuant to LAMC Section 12.22-A,25, a 35 percent Density Bonus with 15 percent (three units) reserved for Very Low Income Households, to permit the construction of a mixed-use development with 25 residential units (23 apartment units and 2 joint live/work units) and 665 square feet of ground floor commercial, utilizing Parking Option 1, and requesting four Off-Menu Incentives (waivers) pursuant to LAMC Section 12.22-A, 25(g)(3): a. A reduced side yard varying in width from zero-feet to six-feet five-inches in lieu of the required eight-foot side yard setback pursuant to LAMC Section 12.14-C,2. b. A Floor Area Ratio of 3:1 in lieu of the maximum permitted 1.5:1 pursuant to LAMC Section 12.21.1-A,1. c. An 11-foot height increase to permit a maximum height of 56 feet in lieu of the maximum height of 45-feet pursuant to LAMC Section 12.21.1-A,1. d.
