City of Lowell Zoning Board of Appeals Agenda 05/22/2017 at 6:30 PM City Hall, City Council Chambers, 2nd Floor 375 Merrimack Street, Lowell MA 01852 Notice is hereby given that the City of Lowell Zoning Board of Appeals will hold a meeting on 05/22/2017 at 6:30 PM as follows: Any person with an interest in this case is invited to attend this public hearing held in the City Council Chambers at City Hall, 2nd Floor, 375 Merrimack Street, Lowell MA 01852. Application, plans, and submitted documentation are available for review at the Division of Development Services during normal City Hall Hours in Rm. 51. I. Continued Business ZB-2017-005 Petition Type: Special Permit Applicant: GPG Varnum, LLC Re Property Located at: 557 Varnum Ave 01854 Applicable Zoning Bylaws: Petition: The proposal consists of a change in use from nursing home to multi-family residential with 18 units with 31 parking spaces and any other relief required. The proposed project is located in the Suburban Single Family (SSF) zoning district and requires Special Permit approval from the Zoning Board of Appeals under Article 4.5.2 Non-Conforming Uses of the Lowell Zoning Ordinance and any other relief required. II. New Business ZB-2017-21 Petition Type: Variance Applicant: Steven Rodriquez Re Property Located at: 71 Humphrey Street 01850 Applicable Zoning Bylaws: Petition: The petitioner is seeking Variance approval for a project at 71 Humphrey Street. The proposal involves construction of a new driveway in the Traditional Single Family (TSF) zoning district and requires a Variance for setbacks under Section 6.1.10 Dimensional Requirements for Off-Street parking and any other relief required of the Lowell Zoning Ordinance. ZB-2017-22 Petition Type: Variance Applicant: Kronos Re Property Located at: 900 Chelmsford Street 01851 Applicable Zoning Bylaws: Petition: The petitioner is seeking Special Permit and Variance approval at 900 Chelmsford Street. The proposal consists of mounting four (4) internally illuminated wall signs, one (1) internally illuminated canopy sign, and one (1) printed translucent vinyl sign in the High-Rise Commercial (HRC) Zoning District. The proposed project requires a Special Permit and Variances from the Zoning Board of Appeals under Section 6.3 of the Lowell Zoning Ordinance and any other relief required. ZB-2017-20 Petition Type: Variance(s) Applicant: Anthony Cadorette Re Property Located at: 175 Walker Street 01854 Applicable Zoning Bylaws: Petition: The petitioner is seeking a Variance for a property located at 175 Walker Street in the Traditional Multi-Family (TMF) zoning district. The applicant is proposing to convert a single family dwelling into a two- family dwelling unit and is requesting multiple variances under Section 5.1 for Usable Open space per dwelling unit, Lot Area per dwelling unit, Side Yard Setbacks, and Parking under Section 6.1 in addition to any other relief that is required by the City of Lowell Zoning Ordinance.
