(3) Side yard: Total side setback of 15 feet with a minimum of seven feet on either side. Section 110-180. - Minimum building site area requirements. The minimum building site area requirements in the R-1, single-family residential district are as follows: (1) Lot size: a. Single-family: Lots created after December 9, 2008: 5,800 square feet. Variance Request: The applicant is requesting a variance to reduce side setbacks from 15 feet total with a minimum of 7 feet on each side by 3.5 feet on the left and 5 feet on the right.
