City of Malden Massachusetts Board of Appeal 215 Pleasant Street, 3rd floor Malden, Massachusetts 02148 Telephone 781-397-7100 x 2151 Board of Appeal - Public Hearing June 15 2022 Minutes The Malden Board of Appeal held a public hearing Wednesday, June 15, 2022 at 6:30 pm Eastern Time (US and Canada) at Malden City Hall, 215 Pleasant St., Room #106 Herbert L Jackson Council Chambers, Malden, MA. This meeting was recorded by Urban Media Arts formerly known as Malden Access Television. Role Call: Present Cramer, Sullivan, Sherwin, King, Bilgen, Chu, Khodaverdian Old and New Business: Approval of Minutes from April 20, 2022 Motion by King was seconded by Sullivan to approve the minutes from April 20, 2022 Sullivan – Yes, Sherwin – Yes, King – Yes, Bilgen – Yes, Cramer – Yes All in Favor – The minutes from 4-20-22 are approved. Petition 22-004 by Nilson Rigonatti of Master Printing & Signs on behalf of Sergio L. Goncalves for a variance of Regulations of Signs; By District – Title 4, Chapter 16 - 4.16.090 (B)(2)(a) Code of the City of Malden as amended through February 1, 2022 - as per Plans SGER-044259-2022 Namely – Dimensional Controls of a sign at the property known as and numbered 100 Ferry Street, Malden, MA and also known by City Assessor’s Parcel ID # 086-269-902 All statutory requirements have been met and this petition is properly before the board. Petition 22-004 is being represented by Nilson Rigonatti of Master Printing and Sign along with the business owner Sergio Goncalves. The current sign ordinance allows a 32 sq ft dimensional size. This is a large building. The current owners of this business, Mineirao Steakhouse , would like to have a larger sign approximately the size of the previous occupant, Yong Yong Restaurant. While the board agrees the 32 sq ft size would be small for this building, it is concerned that the current sign as shown is too large and the placement of the sign does not accommodate the architectural design of the building. The board would like the sign to be more uniform with the abutting business, Crying Thaiger, keeping the sign within the architectural black border of the building. No one appeared in favor or opposition of this petition. Motion by Bilgen to Table this petition until the July 20, 2022 meeting to allow for a resign of the sign keeping the size to the same dimension as Crying Thaiger and staying with the architectural black border on the building was seconded by Sullivan. Vote: Sullivan – Yes, King – Yes, Sherwin – Yes, Bilgen – Yes, Cramer – Yes All in Favor – Petition 22-004 is TABLED until July 20, 2022. A new rendering of the design must be received 2 weeks prior to the July 20, 2022 meeting. Petition 22-005 by Vasu Patel of Fast Signs Woburn on behalf of Erik Gath for a variance of Regulations of Signs; By District – Title 4 Chapter 16 - 4.16.090 (C) (2) (a) Code of the City of Malden as amended through February 1, 2022 - as per Plans SGER-041708-2022 Namely – Dimensional Controls of a sign - at the property known as and numbered 323 Commercial Street, Malden, MA and also known by City Assessor’s Parcel ID # 059-246-603A. All statutory requirements have been met and this petition is properly before the board and being represented by Vasu Patel of Fast Sign Woburn as well as the business owner Erik Gath. Petitioner is seeking a variance for sign dimension. This building located in the Industrial Zone on Commercial Street with unique traffic patterns is not easily accessible for visible sight. Allowing a larger sign would identify the building and help the patrons identify the building and parking lot. The Sign is non illuminated vinyl lettering using approximately 10% of building coverage. No one appeared in favor or opposition of this petition. Motion by King to GRANT petition 22-005 due to its unique location in the Industrial Area along with complex traffic area gives the need for more sight distance was second by Bilgen. Vote: Sullivan- Yes, Sherwin – Yes, King – Yes, Bilgen – Yes, Cramer – Yes All in favor Petition 22-005 is GRANTED Motion by King second by Sherwin to adjourn at 7:06pm All in Favor Next Meeting: July 20, 2022
