REGULAR MEETING OF THE HOUSING AUTHORITY OF THE CITY OF MIDDLETOWN October 15, 2024 The Regular Meeting of the Housing Authority of the City of Middletown was held in the conference room at 40 Broad St., on Tuesday, October 15, 2024. Chairman Cacciola called the meeting to order at 5:00 p.m. and called the roll. PRESENT: Phil Cacciola, Chairman; Al Santostefano, Vice Chairman; Larry Riley, Commissioner ALSO PRESENT: Marie Webster, Assistant Executive Director; Jason Lewellyn, Esq., Michelle McNeil, HR, Christine Juraska, Finance Manager ABSENT: Senova Stone, Commissioner (excused absence) PUBLIC SESSION: None FOLLOW-UP REPORT: None APPROVAL OF MINUTES: On motion by Commissioner Riley, seconded by Chairperson Cacciola, unanimously voted to approve the minutes of the regular meeting held on September 9, 2024, and the Special Meeting held on September 27, 2024. APPROVAL OF BILLS: On motion by Chairperson Cacciola, seconded by Vice Chairperson Santostefano, unanimously voted to approve the bills as submitted which includes the invoice of HR Consultant and Attorneys. DIRECTOR’S/SECRETARY REPORT: The September A/R shows a decrease of $2,853.91 for CONN 9-2, a decrease of $596.55 for CONN-3, an increase of 514.93 for CONN-4, a decrease of $927.00 for Conn-5, a decrease of $3,742.29 for State Family, and an increase of $84.11 for E-101. LEGAL ACTION: Atty. Lewellyn reported on the Legal Report of 09/30/24. There was 1 case closed, 1 new summary process case opened, 1 case going to judgement in accordance with stipulation, 1 trial judgement in our favor, 1 non-compliance with stipulations pending. Regular Meeting Minutes 10/15/24 MAINTENANCE: There will be a REAC inspection of our properties on October 23, 2024. MODERNIZATION: Ms. Webster reported that CDBG funds awarded $90,000 to complete the sidewalk replacement project. There is no start date scheduled yet. SPECIAL REPORTS: None OLD BUSINESS: None OTHER BUSINESS: None PERSONNEL: Discussion of personnel matters.
