Shepherd Home Advisory Committee MINUTES August 10, 2022 5:00 Location: Shepherd Home Conference Room or Zoom video Those in Attendance: Col. Phil Cacciola, Chair; Deputy Mayor Vinnie Loffredo, Vice-Chair; Atty. Ralph Wilson, Larry Riley, Veteran, Atty. Seb Guiliano; Christine Garriga, DeMarco; Carl Rodenhizer, Columbus House, Phil opened the meeting at 5:00. Ramp The primary tenant who has triggered the need for a ramp onto the exterior porches is anticipated to be leaving Shepherd. Christine emphasized that should we proceed with the ramp, it should meet code expectations. We have received some donations for canopy tenants that can be used by the main entrance. The concern that these canopies need to be weighted down, so their use is restricted – which has produced a complaint that the canopy should be available at will. Finances No concerns at this point. A budget is submitted on a yearly basis to CHFA. Occupancy Christine reported we had two vacancies (with no prospective tenants in the pipeline) and a tenant who did not make his most recent rent payment and did not recertify with the housing authority. Maintenance We are seeking approval from National Equity Fund to release our reserves for the roof replacement. IT clarity Ralph noted that the remote service is not working properly for those attending the meeting through Zoom. Carl will work to correct that deficiency for the next meeting.
