Shepherd Home Advisory Committee MINUTES December 14, 2022 5:00 Location: Zoom video or inperson Those in Attendance: Col. Phil Cacciola, Chair; Vice-Chair; Atty. Ralph Wilson, Veteran Larry Riley, Retired, Atty. Seb Giuliano, Carl Rodenhizer, Columbus House Larry opened the meeting at 5:00. Minutes were approved with the revision that Vinnie was not at the meeting. Facility issues Roof: National Equity Fund has approved accessing the Shepherd reserves to replace the roof with Elite Roofing, Solar lights on the flag pole: open item Ramp by Southern Porch, Security at Porches: open items Property Manager Replacement DeMarco has replaced Christine Garriga, with Takisha Bryant in the role of property manager. Takisha does not have the experience that Christine possessed, but will be closely supervised by Noemi Martinez, property manager at Liberty Commons. We reviewed the agreement with DeMarco and noted the need for a revision to include renewal dates, an option to hold harmless, increased insurance limits and assess what duties to be changed. A similar review and revision of the St Vincent agreement is required. Occupancy We continue to have two vacancies with a third pending.
