Shepherd Home Advisory Committee MINUTES March 8, 2023 5:00 Location: Zoom video and in-person at Shepherd Conference Room Those in Attendance: Phil Cacciolla, Veteran and Chair; Vinnie Loffredo, Vice-Chair; Atty. Ralph Wilson, Retired, Atty. Seb Giuliano, Carl Rodenhizer, Columbus House, Phil opened the meeting at 5:00. Minutes were approved, motion from Vinnie and seconded by Ralph, for the February 8 meeting Financials Financials were presented with no apparent issues. DeMarco has yet to provide the budget for 2023. A draft is required for the committee’s review and CHFA needs a copy. The ramp was discussed, but no other major capital issues exist. Occupancy Vacancies moved from four in February to two in March. There are two active applications that are being processed. One is with the housing authority and another with DeMarco. One was rejected, but the reason has yet to be relayed. The waiting list size is unknown at this time. Phil mentioned he is referring prospects. Faith Jackson also has potential tenants she is sending. A tenant is in danger of eviction due to non-payment. The rental subsidy is paid but individuals can get into trouble with their portion of the rent. There is a relative involved who is hoping to work out a solution. Criminal background checks were discussed. Preference is to use the housing authority provider and consider eliminating the DeMarco records check. Getting agreement from all is a work in process. Facilities A list of work order statuses is not operational yet. Making that a regular report is still a work in process. But reports are that all units are in good order and there are no problems. A preventative maintenance program was discussed as the building starts to age. Recommendations are that a unit would go more than five years without a fresh coat of paint. Metal handicapped ramp - Carl agreed to make sure that the ramp idea from Amazon gets ordered to make the south porch accessible. Getting solar lights on the flag pole is a work in process. Phil has a donor of two recliners available for residents. We’ll see if Yanira can find interested occupants. Activating the remote fobs on the porches is a work in process. Program Program calendar was reviewed. A St. Patrick's Day luncheon is for the 17th at 1:00 and weekly activities are focused on Friday. No security problems are being reported. Phil announced that the Elks are interested in making another donation. The plan was $2,000 for portable defibrillator units. They provided a donation last year which allowed for the purchase of the elevated garden benches which will be operational this spring. Agreements with DeMarco and St. Vincent Refreshing agreements between the property manager and service provider continues to be a work in process. Ralph recommended using the DeMarco as the preferred format. Collaboration with CVH Vinnie and Carl met with Joseph Conrad, Director of Inpatient Clinical Services & Utilization Management at CVH. Lakisha Hyatt was unable to make this zoom meeting. It was a cordial meeting, but essentially just got Joe up to speed on our requests. We discussed the prospects for Quentin Williams survey of the campus, use of the garage, and accessing behavioral health services available on campus. He indicated willingness for subsequent meetings, but they have yet to happen. Meeting adjourned. Next meeting is March 8 at 5:00. Carl Rodenhizer
