Shepherd Home Advisory Committee MINUTES April 12, 2023 5:00 Location: Zoom video and in-person at Shepherd Conference Room Those in Attendance: Phil Cacciola, Veteran and Chair; Vinnie Loffredo, Vice-Chair; Atty. Ralph Wilson, Atty. Seb Giuliano, Carl Rodenhizer, Columbus House, Takihsa Bryant, DeMarco Phil opened the meeting at 5:00. Minutes were approved, for the March 8 meeting Occupancy There was one filled unit at the beginning of the month, leaving one vacancy. One tenant is expected to leave on May 18, resulting in two vacancies. There is one prospect who is being processed for the current vacancy. Agreement with DeMarco warranted relying on the Housing Authority criminal records check, as to background checks delay the approval process. Financials Financials were presented with no apparent issues. DeMarco has yet to provide the budget for 2023. Ralph and Seb asked that the delivery of budgets should be reflected in the contract with DeMarco and should happen in October for the following year. There was a discussion that the financials were tight when looking at the bottom line and need to be monitored closely. That was related to tenants being allowed to carry an accounts payable balance. Seb recommended that notices to all tenants who are have a balance on the 11th day of the month be automatically given a notice to quit. Facilities South Fire made an inspection of the facility with no major issue. One tenant was using an extinguisher and additional extinguishers were added in the kitchen and by the elevator. A quarterly sprinkler inspection is being conducted later in the month. Phil questioned the number of tenants who might be hoarders and that we might use the housing authority inspections, DeMarco inspections and pest treatment visits to monitor problem apartments to eradicate any problems. Air conditioning service was turned on April 10. Roofing dumpsters have yet to be removed from the property and we need investigate what the issue is. Handicapped ramp in on-site. Takisha was asked to educate to tenants who use a wheelchair or other motorized device of its availability. Fobs for the exterior north and south exterior doors was discussed as a priority. Program Phil presented a check for $2,000. It is an unrestricted gift. We had discussed using it for a portable defibrillator unit. Agreements with DeMarco and St. Vincent Refreshing agreements between the property manager and service provider continues to be a work in process. Ralph recommended using the DeMarco as the preferred format. Collaboration with CVH Vinnie and Carl met with Joseph Conrad, Director of Inpatient Clinical Services & Utilization Management at CVH. Lakisha Hyatt was unable to make this zoom meeting. It was a cordial meeting, but essentially just got Joe up to speed on our requests. We discussed the prospects for Quentin Williams survey of the campus, use of the garage, and accessing behavioral health services available on campus. He indicated willingness for subsequent meetings, but they have yet to happen. Meeting adjourned. Next meeting is May 10, 20230. Carl Rodenhizer
