Shepherd Home Advisory Committee MINUTES June 14, 2023 5:00 Location: Zoom video and in-person at Shepherd Conference Room Those in Attendance: Veteran Phil Cacciola, Chair; Vinnie Loffredo, Vice-Chair; Atty. Ralph Wilson; Veteran Larry Riley, Retired, Atty. Seb Giuliano, Carl Rodenhizer, Columbus House, Takisha Bryant, DeMarco Management Phil opened the meeting at 5:00. Minutes were approved for the May 10 meeting Takisha Bryant – Property Manager Takisha Bryant was in attendance introducing herself as the new property manager at Shepherd Home. She worked at Waters Edge and for DeMarco for the past 14 years at Liberty Commons. Occupancy There remain two apartments that are vacant. Two applicants are being processed. One applicant is having difficulty confirming his veteran status. Finances There was a discussion about the delinquency list that has been allowed to develop. The consensus was that tenants should be provided a monthly reminder on the 5th that rent is due no later than the 10th of the month. Tenants are advised that if they have any difficulty with payment, they should discuss arrangements with the property manager or case manager. On the 15th of the month, tenants who have have not paid their rent or are on the delinquency list will receive a warning letter from management noting the need to make arrangement with management for a payment plan or other arrangements or will be subject to eviction proceedings. Budget Carl noted the need to revise the budget presented by DeMarco to include a line item to begin rebuilding the working capital fund. Facility issues Of the two dumpsters remaining from the roof job, one dumpster has been removed and the second has been scheduled for removal by the end of the week. Problems with the cooling tower have been corrected with the supplement with water treatment added to the system. CVH Meeting We have a meeting scheduled with Dr. Joseph Conrad, on June 23 to discuss access to the adjacent garage and programs at CVH. Next meeting scheduled for July 12. Carl Rodenhizer
