Location: Zoom video and in-person at Shepherd Conference Room
Those in attendance are Phil Cacciola, veteran and chair; Vinnie Loffredo, vice chair; Larry
Riley, veteran; Atty. Ralph Wilson, Atty. Seb Giuliano, Carl Rodenhizer, Columbus House,
Shepherd Property Manager ( Sherrie Garner, Vice-President of Operations, (DeMarco)
Phil opened the meeting at 17:00.
Minutes of March 13 were approved as presented.
Occupancy
Two vacancies in the facility. There is an active wait list. One complete application is anticipated
to be submitted to the housing authority in April to populate one of the vacant units in April.
The last remaining unit should be filled in May.
CVH Relationship
Vinnie had a discussion with Sen Lesser who indicated he would see what he can do to address
any barriers for Shepherd tenants to access CVH campus services. Carl will follow up to
continue the discussion.
Tenant Survey
The framework of a tenant survey was reviewed. Plans call for it to be circulated among tenants
with a report of results at the May meeting.
Building Issues
Funds have been identified to address the copper flashing issue on the roof. DeMarco staff to
coordinate repairs with Elite Roofing. Elite completed the overall roof replacement and we
chose to stick with Elite to avoid violating the warranty.
Donation. The vendor for the laundry machines is scheduled to add a third dryer into the
laundry room.

Next meeting scheduled for May 12, 2023.
