Committee Members: Committee Staff Councilman Robert Blanchard, Chairman Chris Holden, Middletown Dept. of Public Works Ken McClellan, Vice Chairman Steve Nelson, MPN Architects Ron Organek Jerry Augustine Mike Rogalsky Phil Cacciola Larry Riley Arthur Meyers Ed Monarca MIDDLETOWN MILITARY MUSEUM BUILDING COMMITTEE MINUTES THURSDAY, February 8, 2018 6pm COUNCIL CHAMBER 245 deKOVEN DRIVE, MIDDLETOWN, CT 1) Chairman Calls Meeting to Order Chair called the meeting to order at 6pm. 2) Public Hearing No members of the public were present. 3) Approval of Minutes a) Regular Meeting: January 11, 2018 Ron Organek made the motion to approve the January 11 meeting minutes, Mike Rogalsky seconded. The matter passed unanimously. b) Special Meeting: February 1, 2018 Mike Rogalsky made a motion to approve the February 1 meeting minutes, Larry Riley seconded. THe matter passed unanimously. 4) Financial Report a) Change Order (transfer switch) Steve Nelson recommended removing the manual transfer switch for the outside generator from the contract and receiving a credit . Ron Organek made the motion to remove the transfer switch from the contract and Mike Rogalsky seconded. The matter passed unanimously. 5) Staff Updates 6) Construction Updates: All I was on site today and they were working with a foreman, two carpenters installing windows and the drywall contractor measuring. They are planning to install a large gas bottle and use radiant heat to get building to 60 degrees. Siding sample will be installed for a Friday inspection. John Rosa is composing a new schedule and James, the foreman, said he is try to round up additional forces to help complete the project. This shows our response letter has had the desired effect. Just need that updated schedule. Then we can negotiate between the two end dates, ours and theirs. We can discuss/meet/phone conf. tomorrow. Let me know. Best. Steve 7) Old Business 8) New Business a) J.A. Rosa Extended Completion Date Approval of April 9, 2018 Team: Please find attached the Construction Schedule for the MMM project with a projected substantial completion of April 9. Since our last email and verification that building electricity will not be provided in the near future we have ordered a diesel powered heater for temporary heat during construction. We will bring in dehumidifiers during to assist in drying out the wood products within the building. Thus far we have been using a propane pot heater to maintain minimum temperatures to protect the structure. We have a labor agreement with the sheet metal workers union and are bringing on additional workers to work with our personnel to complete the steel siding, roofing and trim. We are doing our best to work with the weather and cold temperatures as far as completing the exterior work. I am also attaching the following for those of you who wish to look back at the process the GC and Design Team have been involved in to assure a quality project is delivered: 1. RFI Log 2. PCO Log 3. Submittal Log As a reminder, I am away until 2/12/18 and I am unable to attend this Thursday's meeting myself. If you wish, I will have James attend. Please advise. Regards, John A. Rosa Managing Member After a lengthy discussion amongst the members as to when the agreed upon completion date would be, many wanted it to be late March but the members ultimately decided and agreed on April 9. The motion to approve the letter and the agreed upon completion date was made by Ron Organek and seconded by Ed Monarca. The matter passed unanimously. 9) Adjournment The motion to adjourn was made by Ken McClellan and seconded by Ron Organek. The meeting adjourned at 6:30pm.
