VILLAGE OF MILLBROOK PLANNING BOARD 10/14/2024 Minutes All members present. Meeting called to order 6:00 pm. 1. Upon motion by Member Forte, seconded by Glasson, the minutes of the 8/26/2024 Special Meeting were approved. 2. Alden Place Restaurant Gary Beck present with applicant. Chair Redl reviewed the final resolution and conditions with applicant. It was made clear that a breach of any condition could result in the revocation of the Special Permit. Member Dunda reiterated with the application that the restaurant operators must also abide by all conditions of any approval. We did not want another episode of the restaurant operating contrary to any approval this evening. Upon motion by Member Forte, seconded by the Chair the final resolution was passed. The Chair mentioned that there may be some escrow due and would get back to the applicant after speaking with the Village consultant. 3. House of Stefas The applicant appeared by John Stephanopolas. He submitted materials showing the kind of emergency back up generator they wish to install. The Chair advised that the generator would be permitted subject to an amended site plan and public hearing. The PB would be concerned with any comments the neighbors would make. The Chair advised that he would send the applicant a list of items necessary to move forward. There being no further discussion, this item was adjourned to a date to be set when the applicant files all necessary documents to move forward with a public hearing. 4. AKRF Consulting The Chair reviewed the proposal that we appoint another Consultant to the PB whenever there is a conflict between Rennia and the applicant. Specifically, the PB wants to avoid any situation where Rennia represents the applicant and also advises the PB. All PB members are in favor of setting this in motion.  Member Glasson also mentioned that the hourly rates of each consultant be given to any PB applicant so that they will be aware of the charges and rates that will apply and be billed.
