Village of Millbrook Planning Board 35 Merritt Avenue Millbrook, NY 12545 Minutes of the May 12, 2025 meeting Members Present: Chair Frank Redl Douglas Dundas Kay Vanderlyn Members Absent: Genevieve Glasson Joseph Forte _____________________________________________________________________________________ Chair Frank Redl called the meeting to order at 6 pm to open discussion regarding the Application by Washington Avenue Development, Inc., by Day Stokosa Engineering, for site plan approval and special permit to construct a single family dwelling unit with associated parking in an existing structure at 18 Washington Avenue, Tax ID #412037, Zone GB. This application is before the Board for discussion purposes to introduce the plan and change of use Chair frank Redl asked the applicant to describe the proposed project. Applicant, Washington Avenue Development, discussed the proposed project, existing storage barn, footprint to remain , 2 bedroom rental unit for owners daughter. Board and bat siding only exterior modification sliding doors will change. Board member Dundas asked about windows and location of windows, answered by applicant new windows and where windows are located. Applicant discussed they have water and sewer running through the property which they will tie into Board member Vanderlyn asked a question as to access to the property, applicant answered they have access 3 ways to access this property, Parking was addressed and there was no concern from the board members The board had no further questions Chair Frank Redl made a motion to accept the application and schedule this matter for a public hearing for site plan approval and special permit for the June 9th meeting at 6pm Moved: Douglas Dunda Second: Kay Vanderlyn All members present voted aye, 3-0, the motion passed unanimously Building inspector Ken Mclaughlin asked the board if they were ok with the applicant moving forward with construction documents.
