T-Hangar Lease with Michelle Saari and Larry Huizenga There are two (2) vacancies out of the sixteen (16) T-hangars owned by the Airport. Protocol established a policy of a waiting list for vacancies. Ms. Saari and Mr. Huizenga are the next two individuals on the waiting list. Ms. Saari and Mr. Huizenga, individually, have indicated interest in renting a T-hanger for a monthly rental rate of $60 per month, and will abide bu the lease terms and obligations. The lease term is month-to-month, which may be terminated by the City or the Tenant with a 30 day notice. Fiscal Impact: Each T-hangar will provide $60/month in rental revenue It is recommended the Committee and Council authorize Michelle Saari to rent a T-hangar for the price of $60 per month and Larry Huizenga to rent a T-hanger for $60 per month; and further authorize the Mayor to sign each lease agreement. 2. Permission to Request for Proposals – Various Airport Projects Airport Administration has identified a list of Request for Proposals (RFP’s) to assist with planning and in preparation for transitioning into the new terminal building. The list of RFP’s include:  ATM’s  Concessionaire (Restaurant, Gift Shop, Deli, etc)  Security Services  Cleaning Services  Vending (snack & beverage) A RFP will be developed for each of the categories, advertised and bid. Final recommendation will be drafted for Committee and Council approval. It is recommended the Committee and Council authorize Airport Administration to request proposals for the preparation and bidding of each aforementioned RFPs. 3. Amendment to Ground Lease with PS Properties LLP Federal Express Corporation (FedEx) is a sub-tenant of PS Properties, LLP for South Side 2 nd Addition Lot 1, therefore, FedEx is requesting an amendment to the ground lease to be included as Exhibit A so certain Recognition, Nondisturbance and Attornment Agreement between the City of Minot as “Master Landlord” and PS Properties “Landlord” and FedEx “Tenant” exists. This amendment could not be requested as part of the original agreement since the agreement was between the City and PS Properties. This amendment gives right to the Tenant which allows them to continue into a lease agreement with the City should PS Properties sell the business or go bankrupt in which the lease would then be in default. Fiscal Impact: No fiscal impact AIRPORT COMMITTEE May 26, 2015 Page 3 It is recommended the Committee and Council authorize the Amendment Exhibit A to the ground lease with PS Properties LLP for South Side 2nd Addition Lot 1; and further authorize the Mayor to sign the Amendment to the Ground Agreement. 4. Airport Director’s Update The Airport Director will give a presentation on Airport activities, reports and project updates.
