“Accessory Dwelling Unit” on pages 1 and 5. Remove from page 5, keep on page 1 and
show as conditional in RR, R1S and R2.
VI. USE CATEGORIES
Animal Services
Animal Services – Verbiage “Animal” added to Veterinary Clinic (Large) to
read: Veterinary Clinic (Large Animal). This distinguishes that large pertains
to the animal and not the size of the clinic.
Specialty Businesses
Veterinary Clinic (Small) - Verbiage “Animal” added to Veterinary Clinic
(Small) to read: Veterinary Clinic (Small Animal). This distinguishes that
small pertains to the animal and not the size of the clinic.
Veterinary Clinic (Small Animal) has been moved to Use Category Animal
Services and taken out of Specialty Businesses.
Other Housing
Accessory Dwelling Unit -Conditional Use has been added to R1S and RM
districts. Also, Conditional Use replaces P, Permitted under RR zone.
Accessory Uses
Accessory Dwelling Unit is stricken from this category, but remains under
“Other Housing”. This was a duplicate entry on the table.
Accessory Storage or Garage – Show P for Permitted in CBD & P districts,
making it consistent for all districts.
VII. USE CATEGORY DEFINITIONS
PAGE 5.
Accessory Dwelling Unit. Wolsky will bring more info on this topic to the next meeting. Magnusson
suggested that we talk to a lending institution to see if the ADU causes any concerns. Billingsley said he
will call Tyler Neether to discuss.
“Airport and Associated Facilities” the word “associated” misspelled in the last line of the paragraph.

Remove “apartments” as a use type. Already defined on page 5.
“Business or Residence Based Solar Installation.” Remove “on-site” and add located and designed “to be
flat mounted to the roof.”
PAGE 7.
“Clinic.” Remove “opioid” in the last sentence and replace with “and other addiction.”
“Day Care Center (Home-based). What about adult day cares? Check state regs at Health and Human
Services.
PAGE 8.
“Hotel.” Check definition of hotel under liquor licensing regs. (Motel is not less than 50 rooms but for a
liquor license 100 rooms or more?)
PAGE 9.
“Motel.” Add “with external access to rooms” at the end of the definition.
PAGE 10.
“Recycling Collection and Processing.” In both definitions under Hazardous and Non-Hazardous, the
word “recover” should be “recovery.”
“Salvage Yard.” 3rd line down change the word “wrecking” to “demolition.” Check State Dept. of Health
regs for any helpful info on defining recycling and salvage.

“Veterinary Clinic.” Add the word “animal” after both large and small
VIII. ZONING DISTRICTS
CHAPTER 5 – R1.
Add “at typical urban densities” to the end of the first sentence in Section 5-1.
Section 5-3 (table).
Add “mid-span” for max height “not to exceed 35 feet at midspan.”
Add “sidewall” to max height for accessory buildings- 16-foot sidewalls
***ADD “DENSITY” ROW TO TABLES IN ALL RESIDENTIAL DISTRICTS. F.A.R. ROW TO
COMMERCIAL DISTRCTS?
NEXT MEETING DISCUSS “Maximum lot coverage.” DOES THAT MEAN MAXIMUM
BUILDING COVERAGE OR MAXIMUM IMPERVIOUS COVERAGE?

“Minimum yard setbacks- rear” It says from detached garage to alley – 3 feet. Add “18 feet if
accessed from the alley.”
“Front Yard Setback Reduction.” Do we want this? If we do, shouldn’t it be in Chapter 21,
Supplemental Development Regulations?
“Animals.” Change “Refer to Chapter 21, Supplemental Regulations” to “Refer to Chapter 26,
Supplemental Use Regulations.”
CHAPTER 5.1- R1S.
Same comments as R1.
Typo in Front Yard Setback Reduction. 15 should be 20.
District intended to create smaller lots to encourage more common amenities and open space.
Has not been used that way.
CHAPTER 5.2 – RR.
CHAPTER 6 – R2
Same comments.
CHAPTER 7 - RM
“Other Setback Regulations.” 1 and 2 should be in Chapter 21. For townhomes add ”No more
than six (6) units are allowed in a single structure.” (No maximum number of units in townhouse
zone R3C).
7-4. Miscellaneous Provisions. A. Utility Service. SHOULD WE ADD THIS AT THE END? “and
each dwelling unit shall be separately connected to said services” IF SO, ALSO ADD TO RH
AND R3C? (R3C FOR SURE)
CHAPTER 8 - R3C.
Other Setback Regulations should be in Chapter 21.
Animals should be “Refer to Chapter 26, Supplemental Use Regulations.”
CHAPTER 9 - RH
Maximum height is 3 stories / 45 feet. Maximum height in RM is the same. Shouldn’t either RM
be less or RH be more? Perhaps a sliding scale setback; from a baseline setback, as each
story is added the setback increase x number of feet?
Other Setback Regulations should be in Chapter 21.
Animals should be “Refer to Chapter 26, Supplemental Use Regulations.”
CHAPTER10 – C1.
Minimum Lot Area at 10,000 Square feet. Should that be minimum building footprint, not lot
area?
