The Mission Hills Board of Zoning Appeals (BZA) provides that the BZA shall determine whether or not an ARB decision was reasonable
based upon the evidence presented to the ARB and the record of the ARB proceedings. Testimony at the BZA hearing will be limited to a
discussion of the evidence presented to the ARB. No new evidence will be considered.

The Frickes are proposing changes to their previously approved new home.

Summary of Project:
The area consists of a 25-foot by 24-foot flat sod area surrounded by planting beds and a low landscape
wall. The landscape wall is a 30-inch-tall modular block system.
Please note, the permit application calls for artificial turf, the owner has elected to use natural sod instead.

The Jumps are proposing to replace their existing driveway and front walkways. A new paver patio is
proposed at the front entry. Please note calculations for this project are estimates and a survey is to be
completed before the ARB meeting.

Summary of Project:
The proposed driveway is proposed as concrete. The new driveway configuration narrows the driveway at
the street and widens toward the house. A new 4-foot-wide paver patio connects the driveway to a new
paver patio at the front door.
Ordinance Compliance:
The project is in violation of City Code Section 5-120.D. that requires patios, located in the side yard, be a
minimum of 15 feet from the side property line and 60 feet from the front property line. The proposed patio is
11’-2” from the side property line and 54 feet from the front property line. A variance of 3’-10” is required
from the side and 6 feet from the front.
Design Guideline Review:
The Design Guidelines generally require that all projects conform to Mission Hills Zoning Ordinances.

#9 Tom & Molly Freeman 5923 Overhill Road
The Freemans are returning to the ARB with changes to their previously approved project.
Summary of Property:

Summary of Project:
The original approval had three individual garage doors all with view lights in the top panels. The Freemans
are now proposing a single wide garage door at the 2-car garage. They are also proposing an updated
garage door style that eliminates the glass lights.
They are proposing to change the rebuilt chimney, located at the center of the house, from stucco to painted
thin brick.
Vertical lattice elements are now proposed at the pergola at the rear porch.
At the rear of the house, a bank of five existing windows is being replaced with new windows of the same
size and style.
The original approval included changing the siding on the north side of the house from board-and-batten to
stucco and adding trim to the existing windows. They are now proposing to omit that scope of work and
leave the north elevation as-is.
Ordinance Compliance:
There are no conflicts between the proposed project and the Mission Hills Code of Ordinances.
Design Guideline Review:
Thin brick is not a material that is typically approved. Discussion is recommended.

#10 Philip Peterson 6926 Belinder Avenue
Mr. Peterson is proposing changes to his previously approved project.
At the July 1st meeting, the board gave Mr. Peterson a partial approval for his project where they omitted the
garage addition and related modifications to the rear of the house. Mr. Peterson is proposing an alternate
design for the garage addition.
Project continued from 7.29.25 meeting so that revised drawings could be provided.
Summary of Property:

Summary of Project:
The garage addition is at the right (north) side of the house, next to the existing garages. The new bay is set
back approximately 3 feet from the existing doors and stands 9 feet tall. Mr. Peterson has requested the
option for either a section, canopy, or swinging garage doors, all with the same face profile.
At the rear of the house, three existing windows will be removed and filled in to match the adjacent siding.
Ordinance Compliance:
