MINUTES ZONING ADMINISTRATOR Thursday, December 5, 2014 4:00 PM COUNCIL CHAMBERS MONTEREY, CALIFORNIA CALL TO ORDER Todd Bennett, Senior Associate Planner serving as the Zoning Administrator, called the Zoning Administrator meeting to order at 4:00 pm. PUBLIC COMMENTS Gordon Smith, resident of Villa Del Monte neighborhood, asked about fence height restrictions in residential zones. The Zoning Administrator responded that the issue would be discussed as part of Agenda Item, #1. PUBLIC HEARING 1. Consider 315 Casa Verde Way; Variance Permit 14-435 to Allow for a Six (6) Foot Tall Fence in the Front Yard Setback Area (Maximum Allowable Height Standard is Four (4) Feet); Owner JRV Real Estate Investments; Applicant Daryl Hawkins, AIA for JHW Architects, Inc.; R-3-15 Zoning District; Exempt from CEQA Requirements. Adopted a Resolution Approving Variance Permit 14-413 for a Six (6) Foot Tall Fence in the Front Yard Setback Area with Conditions of Approval. 2. Consider 750 Via Mirada; Variance 14-444 to Allow for an Eight (8) Foot Tall Fence Along a Side Yard Property Line, and Within a Portion of the Front Yard Setback Area, (Maximum Allowable Height Standard is Four (4) Feet in Front Yard Setback Area, and Six Feet Elsewhere); Owner Pierre Bain; Applicant Tyler Rehak for Rehak General Engineering; R-E- 20-D-1 Zoning District; Exempt from CEQA Analysis. Adopted a Resolution Approving Variance Permit 14-444 for an Eight (8) Foot Tall Fence Along a Side Yard Property Line with conditions of Approval. ADJOURNMENT The meeting adjourned at 4:45 pm. At this time, the public may speak for a maximum of three minutes on any subject which is within the jurisdiction of the Monterey Zoning Administrator and which is not on the agenda. Any person or group desiring to bring an item to the attention of the Zoning Administrator may do so during Public Comments or by addressing a letter of explanation to the Zoning Administrator, City Hall, Monterey, CA 93940. PUBLIC HEARING PUBLIC HEARINGS are required by law for certain actions. You are welcome to offer your comments after being recognized by the Zoning Administrator. The Zoning Administrator may limit the time allocated to each speaker. Project representation is encouraged. 1. The Zoning Administrator agenda may be reviewed by the public in the Monterey Public Library, in the Planning, Engineering, and Environmental Compliance Division (PEEC), or on the web at www.monterey.org beginning late Friday afternoon prior to the date of the meeting. Members of the public have the right to address the Zoning Administrator on any item on the Agenda. The Zoning Administrator will formally open the floor for public comment on items listed under “Public Hearings.” Information distributed to the Zoning Administrator at the meeting becomes part of the public record. A copy of written material, pictures, etc. should be provided to the Administrator for this purpose. Zoning Administrator decisions may be appealed within ten (10) days from the date of the decision on forms available in the Planning Division during business hours. When the tenth day falls on a weekend or a holiday, the appeal deadline date is the next working day following the holiday or weekend. An appeal fee will apply.
