MINUTES ZONING ADMINISTRATOR Thursday, April 21, 2016 4:00 PM MONTEREY CITY COUNCIL CHAMBERS MONTEREY, CALIFORNIA CALL TO ORDER Todd Bennett, Senior Associate Planner, serving as the Zoning Administrator, called the Zoning Administrator Meeting to order at 4:00 pm. PUBLIC COMMENTS None. PUBLIC HEARING 1. Consider 680 Eldorado Street; Variance Permit 16-142 to Allow for an Addition within the Rear Yard Setback (28' - 0" proposed, 35' - 0" standard), and the Projection of a Roof Eave for the Proposed Addition within the Rear Yard Setback (27' - 0" proposed, 31' - 0" standard); Applicants/Owners Gus & Jody Flores; R-E-20-D-1 Zoning Designation; Exempt from CEQA per Section 15301(e)(1), Class 1 ACTION: Adopted Resolution approving Variance Permit 16-142 to allow for an addition to the existing single family dwelling within the required rear yard setback, subject to Conditions of Approval. 2. Consider 599 David Avenue; Variance Permit 16-118 to Expand Second Story Deck into Rear Yard Setback (6'-10" Proposed, 15'-6" Standard); Applicant Bill Mason; Owner Lucia Kidd, Hsiang Sisters Monterey Property, LLC; R-3-5 Zoning District; Exempt from CEQA per Article 19, Section 15303, Class 3; (Continued from April 7, 2016) ACTION: Adopted Resolution approving Variance Permit 16-118 to allow for the replacement and expansion of the second story deck and stairs that project into the rear yard setback area, subject to Conditions of Approval. At this time, the public may speak for a maximum of three minutes on any subject which is within the jurisdiction of the Monterey Zoning Administrator and which is not on the agenda. Any person or group desiring to bring an item to the attention of the Zoning Administrator may do so during Public Comments or by addressing a letter of explanation to the Zoning Administrator, City Hall, Monterey, CA 93940. PUBLIC HEARING PUBLIC HEARINGS are required by law for certain actions. You are welcome to offer your comments after being recognized by the Zoning Administrator. The Zoning Administrator may limit the time allocated to each speaker. Project representation is encouraged. 1. The Zoning Administrator agenda may be reviewed by the public in the Monterey Public Library, in the Planning, Engineering, and Environmental Compliance Division (PEEC), or on the web at www.monterey.org beginning late Friday afternoon prior to the date of the meeting. Members of the public have the right to address the Zoning Administrator on any item on the Agenda. The Zoning Administrator will formally open the floor for public comment on items listed under “Public Hearings.” Information distributed to the Zoning Administrator at the meeting becomes part of the public record. A copy of written material, pictures, etc. should be provided to the Administrator for this purpose. Zoning Administrator decisions may be appealed within ten (10) days from the date of the decision on forms available in the Planning Division during business hours. When the tenth day falls on a weekend or a holiday, the appeal deadline date is the next working day following the holiday or weekend. An appeal fee will apply.
