Call to order ft Ms. Whitley called the meeting to order at 8:33 am. 2. Public Comments dr There being no comments, Ms. Whitley continued with the agenda. 3. a Old Business A. Review recommendations from the Special Planning Committee Meeting held on Thursday, February 15, 2024 regarding subchapters A, B and C Ms. Reed reviewed the recommendations from the previous meeting. The Committee discussed the proposed mixed neighborhood floating zone and if it should remain with changes to the requirements or if the current workforce housing planned development should be kept in place with amendments. The Committee agreed that this should be further discussed with Town Council as a whole. The Committee discussed the proposal to raise building height to 40 feet and if this was appropriate. Mr. Rambo moved to recommend keeping the current residential building height of 35 feet and 40 feet if in a flood zone. Ms. Hyatt seconded the  Special Planning Committee March 1, 2024 Page 2 of 2 motion. Motion passed on a 3 to 1 vote with Ms. Whitley, Mr. Rambo, and Ms. Hyatt in favor; Mr. Chapman opposed. 4. New Business A. Review of Zoning Code Draft Subchapters D: Buffers and Screening, E: Tree Protection and F: Parking and Loading. Planning Commission recommended approval April 5, 2023 Ms. Cousino reviewed subchapter D with the Committee. Ms. Cousino and Mr. Lubert reviewed subchapter E with the Committee. Mr. Rambo moved to recommend discussion of protection of pine trees with Town Council as a whole with no recommendation from the Committee. ft Ms. Whitley seconded the motion. Mr. Rambo withdrew his motion. Ms. Whitley withdrew her second. 5. dr a Ms. Cousino reviewed subchapter F with the Committee. Next steps Ms. Reed stated that one additional meeting would be needed to complete the review of the draft zoning code. She stated that the draft zoning code would then be reviewed by Town Council before going back to Planning Commission for a public hearing. 6.
