A. Beaver – Adkins Circle - Minor Subdivision Plat Background A minor subdivision plat has been submitted on behalf of Lemuel Gordon Beaver Revocable Living Trust to create four lots. The property is located near 58 Adkins Circle. The properties can be further identified as Parcels 10.00 and 12.00 on Tipton County Tax Map 095M, Group B. The property is zoned R-4 (High Density Multi-Family Residential) District. The properties do not appear to be located in a federally identified flood hazard area. Analysis The new lots meet the lot area and setback requirements for the R-4 District (3,500 sq ft) and the minimum lot widths. (60 feet) The plat has the necessary certificates for approval. Recommendation Staff recommends approval of the plat. 2
