115 North Highland Avenue, Tim and Robin Lake – Requesting to construct a new
detached carriage house behind their existing residence
The property is located on the west side of North Highland Avenue one lot to the north of East
Main Street. The house was built circa 1920 in the Bungalow style of architecture with a half
timbering in the gable ends, iron cresting on the roof ridges, 1 ½ stories with a brick and stucco
exterior. The house is a contributing structure in the North Maney Avenue Historic District of
the National Register of Historic Places.
The applicants are proposing to build a detached shed behind their house on their irregularly
shaped lot. The property behind the house is where the applicant would like to build the accessory
structure. The Zoning Ordinance regulations pertaining to detached accessory structures states
such structures cannot be closer than 5 feet to the side lot line. The applicants received approval
for a 5-foot side yard variance and an 8.35% variance from the maximum lot coverage from the
City’s Board of Zoning Appeals on April 22, 2015. The matter was also approved at the City’s
Board of Construction Board of Adjustments and Appeals on May 11, 2015.
The front of the shed will be the only portion of the structure visible from the street. The materials
list for the shed will consist of the following: (please see attached drawings and photos)
• Hardi Board “stucco” in Porter Paint “Dover Gray”
• Hardi Board trim in Porter Paint white
• Fiberglass rot-resistant 6 panel double-door in Porter Paint “Flagstone”
• Asphalt architectural shingle roof in “Partiot Red”
• Energy efficient, double-hung windows to match those on house
• Portfolio outdoor wall scounces in black
• Aluminum, 9 foot paneled garage door with opener, windows, faux hinges (black) and
faux handle pulls (black)
• Concrete floor in carriage house and continuation of driveway leading to carriage house
A site plan of the property with the proposed carriage house is included in the agenda package.

in attendance at the meeting in order to answer any question you may have.
