Consider and approve the Notice of Exemption pursuant to the California Environmental Quality Act Guidelines (CEQA), (see Attachment 3); and 2. Adopt a Resolution entitled: A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF MURRIETA TO APPROVE TENTATIVE PARCEL MAP 38891 (PLAN-MAPS-2024-00021), A MAP CONSOLIDATING TWO LOTS INTO ONE PROJECT SITE ASSOCIATED WITH THE DEVELOPMENT OF AN APPROVED CONVENIENCE STORE AND FUELING STATION BASED ON THE FINDINGS AND SUBJECT TO THE CONDITIONS OF APPROVAL IN EXHIBIT A (APN’S: 392-270-057, 392-270-058). Approve A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF MURRIETA APPROVING DEVELOPMENT PLAN (DP) 2023-00027, CONDITIONAL USE PERMIT (CUP) 2024-00028, FOR THE CONSTRUCTION AND OPERATION OF A REPAIR AND MAINTENANCE, MOTOR VEHICLES, USE WITH A 4,995 SQ. FT. STRUCTURE, PARKING, LIGHTING, LANDSCAPING, TRASH ENCLOSURE, AND ASSOCIATED IMPROVEMENTS ON PROPERTY LOCATED ALONG MADISON AVENUE (APN: 910-490-015), based on the Findings and subject to the Conditions of Approval in Exhibits A, and B, and the Statement of Operations in Exhibit C (see Attachment 1).
