Board of Zoning Appeals July 13, 2021 Meeting called to order by Chairman Harry Matter in Council Chambers at 5:00pm. Member Present: Harry Matter, Tom Strickling, Neil Rupe and Michele Lieser. On a motion by Neil and second by Tom, the Board approved by roll call vote Yes-4 (Lieser, Matter, Rupe and Strickling); No-0; Abstain-0, approve minutes from April 13, 2021 meeting. Motion passed. Appeal #1 SAI Hospitality Inc. – 5752 Hamptons Dr. Monclova, OH 43542 Property Address – 1298 West High Avenue Signage – Business Zone – non-compliance w/1167.09 (b) over signage Variance Requested Ramesh Patel presented the variance request to the Board. The over signage came to 471 sq ft and allowable is 104 sq ft. Neil stated that the monument sign will have a 25 ft setback. There was no comment back from city. Motion by Neil and second by Tom, to approve the variance but maintain a 25ft setback for the monument sign at entrance. A roll call vote of Yes-4 (Lieser, Matter, Rupe and Strickling); No- 0; Abstain-0. Motion passed to grant the Variance. Appeal #2 Mary Massarelli – 117 5th Drive SW, NP OH 44663 Property Address – 117 5th Drive SW Lot Split – Office Zone – non-compliance w/1153.02 (g) lot after split will decrease further under 6500 sq ft allowable. Note: The split lot will be combined w/ R. Hing, 515 Allen Lane SW Variance Requested Rick Hinig representing for Mary, presented the variance request to the Board. Rick will be buying the split lot. Mary has an L shaped property and splitting 0.047-acre and combine with Rick Hinig’s property on Allen Lane SW. Harry questioned any utilities run on lot? Motion by Tom and second by Neil to approve the lot split as long as the 0.047-acre lot be combined with Rick Hinig’s existing lot at 515 Allen Lane SW. A roll call vote of Yes 4-(Lieser, Matter, Rupe, and Strickling); No-0; Abstain-0. Motion passed to grant the Variance.
