Muted colors matching previously approved renovated appearance. Variance will be required from other land use board(s) due to encroachment on property line. Application for signage. Application presented by: Pankaj Shah Board discussion: Application requesting to add sign above storefront on right 1/3 of building. Application representative presented 3 size options for sign. (80 sqft, 120 sqft & 160 sqft) Anything larger than 80 will require a variance by other land use board(s). Presenter was advised of this but may have already known. ARB members felt the 80 sqft sign option was big enough and asked the presenter if he would agree to it. Presenter insisted his client wants to pursue larger sign, but agreed to (120 sqft) size. Public Comment: None Opened on motion by member Healey, 2nd member Lanzetta. Closed on motion by member Healey, 2nd member O’Neill. Approved by vote 5-0 Conclusion: Board accepts either 120 sqft or 80 sqft option, with condition that final sign is centered between peaks. Application for windows/doors. Application presented by: Robert Silarski Board discussion: Applicant seeking retroactive approval of window / door changes. Removed existing windows on south, and added sliding glass door and horizontal window. Juliet balcony railing to be added to new sliding door on south and existing on east. Public Comment: None Opened on motion by member Healey, 2nd member O’Neill. Closed on motion by member Healey, 2nd member Lanzetta. Approved by vote 5-0 Conclusion: Board accepts application with the following conditions: 1. vinyl siding to be replaced across entire width of affected area and is to match existing. 2. Also Juliet railing material to be dark oil rubbed bronze or dark brown. 3. In addition, window & door trim to be changed to black color to match existing. Continuation of application for exterior changes. Application presented by: Edward Swaby Board discussion: Applicant re-appearing before board. Last presented in Dec 2022, and was requested to make changes at that time. New proposal has hidden lighting, stone façade and hardie board siding. In addition, design has decorative wood rakes and double hung windows with grills. Applicant agrees to eliminate any vinyl siding. Color rendering was provided. Public Comment: None Opened on motion by member Healey, 2nd member O’Neill. Closed on motion by member Healey, 2nd member O’Neill. Approved by vote 5-0 Conclusion: Application approved with following conditions: 1. Window trim and door color to be matching charcoal grey finish. 2. Window grills to be in between glass to prevent breakage / vandalism. 3. All exposed foundation as well as retaining wall to be stucco matching existing and color match as well. This replaces callouts for Azak siding called out on plans. 4. Sign background to match hardie board color. 5. Color scheme to be as presented including brown roof color.
