Architectural Review Board Oct 16, 2024 Minutes pg. 1 Meeting location: Nyack Village Hall Meeting called to order = 7:00pm Present: Greg Healey Chair Laurie Steinhorst Member Mary Adler Member Tim Mills Member Manny Carmona Building Inspector Dennis Michaels Village Attorney 1. 14 Depew Avenue. Robert Silarski. Application to demolish, reconstruct and add to fire- damaged residence and construct new 1-car garage, amending previously approved design. Application presented by: Robert Silarski Board discussion: The main reason for the amendment to this previously approved application is a change from keeping the existing structure that remains after the fire to now demolishing everything down to the foundation at the ground level and rebuilding the structure. The main building as rebuilt will remain largely the same as previously approved with changes as outlined as follows. The main building footprint will remain the same. New structure will be 2’ 10” taller to increase ceiling heights. New foundation from ground up will be CMU with brick façade. Siding plan is revised to have clapboard throughout 1st story and shingles above 1st. Architectural details from previous submissions remain. Proposed addition will be partially reduced to 1 story. Also, the garage will now be for only 1 vehicle with footprint of 24’ x 16’. Public Comment: None Conclusion: Application approved as submitted. Motion by member Healey, 2nd by member Steinhorst. Approved by 4-0 vote. 2. 31 Laveta Place. Justine Girard. Application to amend previously approved porch railing design. Application presented by: Justine Girard Board discussion: Updating railing and post design from previously approved plan. New design has shaped posts, and railing with cathedral prairie balusters. Revised plan is necessitated due to dilapidated condition of Architectural Review Board Oct 16, 2024 Minutes pg. 2 existing materials which need to be replaced as opposed to trying to revamp and keep materials as previously presented. Public Comment: None Conclusion: Application accepted as presented. Motion by member Healey, 2nd by member Steinhorst. Approved by 4-0 vote. 3. 51 North Midland Avenue. Patrick Parietti. Application to renovate front porch. Application presented by: Patrick Parietti Board discussion: Applicant requesting approval to reconstruct porch including decking, railings and beams. Will use Trex composite materials for decking and railing. Posts will be pressure treated (PT) with PVC / vinyl covering. Board discussed retaining scroll details at top of posts, with comment that if originals can not be re-used, replacements should be used. Applicant was in agreement. Public Comment: None Conclusion: Application approved as submitted with stipulation that scroll details at top of posts are preserved and/or replaced if damaged during remodeling. Motion by member Steinhorst, 2nd by member Mills. Approved by 4-0 vote.
