Present were: Marty McDermed, chair; Ruth Beamer, secretary; Mary Bertram, Matthew Modlin, and Jo Ann Quigley, commissioners. Aaron Martin and Vicki Pavlovsky, commissioners, were absent. City staff present: Christi Dickey, building/community administrative coordinator. Also present were Steve Wright, mayor; Adam Couch, developer; Jade Rodel-Tipton, project engineer, Powell CWM; Nichlas Miller, assistant survey manager. Jennifer Reinhardt, IBTS, joined by phone. MINUTES: On motion by Quigley, seconded by Bertram, minutes of the October 21, 2021, meeting were approved unanimously. Note: November and December, 2021, and January 2022, meetings were canceled. PUBLIC COMMENT on AGENDA ITEMS: None BOARD and STAFF COMMUNICATIONS: None REQUEST FOR ITEMS TO BE PLACED ON THE AGENDA: None OLD BUSINESS: The only order of business was the consideration of a final plat for Pine Creek Townhomes (Parcel I.D. 14-7.0-36-4-001-002-000), generally located at the northwest corner of Benning Ave. and N. Johnson Dr. During discussion, McDermed questioned the Variance approved related to the cul-de-sac and off-street parking availability. After explanations from Reinhardt and Rodel-Tipton and on a motion by Beamer, seconded by Quigley, commissioners voted unanimously to recommend approval with the recommended conditions of resubmittal of the final plat resolving all staff questions, collection of park fee dedication, submittal of construction drawings of street improvements on Benning Ave. and Johnson Dr. paving and curbing on both, and resolution of utility easements.
