MINUTES OF THE PLANNING COMMISSION MEETING PLANNING COMMISSION/ BOARD OF ZONING APPEALS July 5, 2017 Commissioners Present: Cowman, Hardwick, Wrischnik, McLean, Pfefferkorn Commissioners Absent: Meinig, Others Present: Mike Gotfredson, Randi Shannon Item 1: Pledge of Allegiance Item 2: Consideration of minutes from the May 16, 2017 meeting. Chair Cowman called the meeting to order. The first order of business was the consideration of the minutes from the May 16, 2017 meeting. Commissioners McLean and Wrischnik made a motion to approve the minutes with all Commissioners voting in favor. Item 3: Consideration and vote on a final plat for Boneyard Acres, an eight lot subdivision at 702 N Pearl, Dale Klaasmeyer, applicant. Planner Gotfredson presented that this is a final plat for an 8 lot subdivision for the property at 702 N Pearl (sometimes colloquially known as the old J&J Steel or Kahn Steel property). Of note, the subdivision of this property will allow for the extension of Baptiste Road. The City is actively working with State agencies to secure matching funding to complete improvements to this street. These improvements will be a major aid to not only this property, but also other industrial businesses in town like Taylor Forge as they transport large shipments into and out of their facilities. Gotfredson’s findings included that the application is consistent with Article 10 of the LDO and that it will not be detrimental to the health, safety or general welfare of the community. Therefore Gotfredson recommended approval with the conditions of correct signature blocks and to include new addresses. Commissioner Wrischnik inquired if any of the lots would have access to the railroad, with Gotfredson stating that there is no active access. The Commissions agreed that it is a better use for the lot than what it was previously being used as. There was no further discussion among Commissioners. With all Commissioners voting in favor, Commissioner Pfefferkorn abstained from voting due to having a current working relationship with the applicant. Item 4: Adjournment.
