Minutes Village of Pelham Manor Board of Appeals November 29, 2023 Present: Chairman: Greg Varone Member: Jamie Grecco Member: Joseph Liberatore Member: Kathy Soderberg Member: Mike Tesoro Building Inspector: Max Dao Village Manager: Lindsey M. Luft Chairman Greg Varone opened the meeting and introduced the members of the Board. ------------ MINUTES The minutes of October 25, 2023 were approved. ------------- Building Inspector Max Dao presented the application of Kristen Conway, 1030 Clay Avenue, 166.36-1-62, for a special permit for an addition in excess of 500 square feet, no variances required, work over existing footprint. John Woodruff, Architect, presented the project. There will be a new roof structure resulting in additional 774 square feet. He confirmed there will be no sound devices, and any lighting will be down facing. All new windows will match existing. Kristen Conway owner was present for meeting. The Board reserved decision. ------------- Building Inspector Max Dao presented the project of Carl Bartsch, 403 Pelhamdale Avenue, 163.68-1-9, for a special permit to demo an old garage and construct a new garage in excess of 500 square feet. Danielle DeVito, Architect, explained the new location meets all setbacks and will have batten board siding. The Board reserved decision. ------------- Building Inspector Max Dao presented the application of Laurel D’Agenais, 111 Iden Avenue, 163.67-1-36, for a variance to demo and replace an existing rear deck on a non- conforming property. There was no show of an Architect nor the applicant, however, the Board still reviewed the application with the Building Inspector. The Board reserved decision. ------------- The Board considered the application of Kristen Conway, 1030 Clay Avenue, 166.36-1- 62, for a special permit for an addition in excess of 500 square feet, no variances required, work over existing footprint. After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, the requirements for a special permit set forth in the zoning ordinance, as pertains to this application, have been met. NOW THEREFORE BE IT RESOLVED, That the application of Kristen Conway, 1030 Clay Avenue, 166.36-1-62, for a special permit for an addition in excess of 500 square feet, no variances required, work of existing footprint, be and hereby is granted. ------------- The Board considered the application of Mr. Carl Bartsch, 403 Pelhamdale Avenue, 163.68-1-9, for a special permit to demo an old garage and construct a new garage in excess of 500 square feet. After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, the requirements for a special permit set forth in the zoning ordinance, as pertains to this application, have been met NOW THEREFORE BE IT RESOLVED, That the application of Mr. Carl Bartsch, 403 Pelhamdale Avenue, 163.68-1-9, for a special permit to demo an old garage and construct a new garage in excess of 500 square feet, be and hereby is granted. ------------- The Board considered the application of Ms. Laurel D’Agenais, 111 Iden Avenue, 163.67-1-36, for a variance to demo and replace an existing rear deck on a non- conforming property. After discussion and upon motion duly made and seconded, it was unanimously resolved that WHEREAS, the requirements for a special permit set forth in the zoning ordinance, as pertains to this application, have been met, NOW THEREFORE BE IT RESOLVED, That the application of Ms. Laurel D’Agenais, 111 Iden Avenue, 163.67-1-36, for a variance to demo and replace an existing rear deck on a non-conforming property, be and hereby is granted. ------------- ADJOURNMENT There being no further business, the meeting was adjourned. --------------- Village Clerk
