Pursuant to NRS 241, supporting material is made available to the general public at the same time it is provided to the public body. Order of Business: The presiding officer shall determine the order of the agenda and all questions of parliamentary procedure at the meeting. Items on the agenda may be taken out of order. The public body may combine two or more agenda items for consideration, remove items from the agenda, and/or delay discussion on or continue scheduled agenda items at any time. Items scheduled to be heard at a specific time will be heard no earlier than the stated time but may be heard later. Page 1 Public Comment: Public comment is limited to three (3) minutes per person. Unused time may not be reserved by the speaker, nor allocated to another speaker. No action may be taken on a matter raised under general public comment until the matter is included on a subsequent agenda as an action item. On specific agenda items, the presiding officer may prohibit comment if the content of comments is a topic that is not relevant to, or within the authority of, the public body, or if the content is willfully disruptive of the meeting by being irrelevant, repetitious, slanderous, offensive, inflammatory, irrational or amounting to personal attacks or interfering with the rights of the other speakers. Any person making willfully disruptive remarks while addressing the public body or while attending the meeting may be removed from the room by the presiding officer, see NRS 241, and the person may be barred from further audience before the public body during that session. See, Nevada Attorney General Opinion No. 00-47 (April 27, 2001); Nevada Open Meeting Law Manual, §8.05. Other examples of disruptive conduct include, without limitation, yelling, stamping of feet, whistles, applause, heckling, name-calling, use of profanity, personal attacks, physical intimidation, threatening use of physical force, assault, battery, or any other acts intended to impede the meeting or infringe on the rights of the public body or meeting participants. The NAB shall not take action related to physical development projects. Members of the public may view project applications through OneNV.us. B.1 LDC26-00090 (0 North Virginia Street Zoning Map Amendment) - A request has been made for a zoning map amendment on a ±16.78-acre parcel from Mixed-Use Suburban (MS) to Mixed-Employment (ME). The site is located east of the intersection of North Virginia Street and Wellington Way and has a Master Plan land use designation of Mixed Employment (ME). [Anticipated Planning Commission Date: August 5, 2026] B.2 LDC26-00091 (0 North Virginia Outdoor Storage) - A request has been made for: 1) a conditional use permit to allow for: a) The establishment of a landscape construction facility with outdoor storage; b) nonresidential development within 300 feet residentially zoned property; c) hillside development; and d) grading resulting in cuts greater than 20 feet and fills greater than 10 feet, and 2) a major deviation to reduce the distance that residential adjacency is applied from 300 feet to 150 feet for the outdoor storage use. The ±16.78-acre parcel is located east of the intersection of North Virginia Street and Wellington Way. The site is within the Mixed- Use Suburban zoning designation and has a Master Plan land use designation of Mixed Employment (ME). [Anticipated Planning Commission Date: August 5, 2026] B.3 LDC26-00085 (MVE5 Tentative Map & Conditional Use Permit) A request has been made for: 1) a tentative map to allow a 408-lot single- family attached subdivision and; 2) a conditional use permit to allow: a) 100 or more units; and b) cuts greater than 20 feet in height and fills greater than 10 feet in height. The ±30.5-acre site is generally located on the north side of Ferrari McLeod Boulevard and Lone Star Park Lane, northwest of their intersection with Remington Park Drive, south of the Union Pacific Railroad right-of-way. The site is located in the Multi- Family Residential - 14 Units Per Acre (MF-14) zoning district and has a Master Plan land use designation of Mixed Neighborhood (MX). [Anticipated Planning Commission Date: TBD] B.4 LDC25-00057 (Peavine Peak Trails Business Park Master Plan Amendment and Specific Plan District) - A request has been made for: 1) a Master Plan amendment from ±72.72 acres of Large-Lot Neighborhood (LL), ±11.52 acres of Unincorporated Transition (UT), ±93.09 acres of Parks, Greenways and Open Space (PGOS), ±75.95 acres of Suburban Mixed-Use (SMU), and ±75.95 Industrial (I) to ±172.43 acres of Parks, Greenways and Open Space (PGOS) and ±156.80 acres of Industrial (I); and 2) a zoning map amendment from ±72.72 acres of Large-Lot Residential (1 Acre) (LLR-1), ±11.52 acres of Unincorporated Transition – 40 acres (UT-40), ±93.09 acres of Parks, Greenways and Open Space (PGOS), ±75.95 acres of General Commercial (GC), and ±75.95 Industrial Page 3 (I) to ±329.23 acres of Specific Plan District (SPD). The ±329.23-acre site is located north of Seneca Drive, west of the terminus of Blackfoot Way, south of the Union Pacific Railroad spur, and extending northwest ±1.85 miles towards Peavine Peak Road.
