The project is categorically exempt pursuant to Section 15332 (In-Fill Development Projects)) of the California Environmental Quality Act (CEQA). Parcel 1 will comprise 16.93 net acres of land to facilitate the development of a 384,893 square foot warehouse building. Parcel 2 will comprise 6.30 net acres of land containing an existing stormwater detention basin. The project site is located on the east side of Tamarind Avenue approximately 250 feet south of Walnut Avenue within the Planned Industrial Development (I-PID) zone of the Rialto Airport Specific Plan. A Mitigated Negative Declaration (Environmental Assessment Review No. 16-05) has been prepared for consideration in conjunction with the project. Conditional Development Permit No. 801: A request to allow the development of a 384,893 square foot warehouse building on 16.93 net acres of land located on the east side of Tamarind Avenue approximately 250 feet south of Walnut Avenue located within the Planned Industrial Development (I-PID) zone of the Rialto Airport Specific Plan. A Mitigated Negative Declaration (Environmental Assessment Review No. 16-05) has been prepared for consideration in conjunction with the project. Variance No. 713: A request to allow a variance from Section 5 Table 9 (Development Standards) of the Rialto Airport Specific Plan to increase the maximum allowable building height from 35 feet to 51 feet. A Mitigated Negative Declaration (Environmental Assessment Review No. 16-05) has been prepared for consideration in conjunction with the project.
