The project site is located at the northeast corner of Base Line Road and Palmetto Avenue within the Employment (EMP) zone of the Renaissance Specific Plan. This project includes a Mitigated Negative Declaration (Environmental Assessment Review No. 2019-0046) for consideration in conjunction with the project. Conditional Development Permit No. 2019-0016: A request to allow the development of a 90,726 square foot industrial warehouse building, including a ten (10) percent increase in the permitted floor area ratio through the implementation of non-residential development incentives, on 4.25 gross acres (4.17 net acres) of land (APNs: 0240-181-13, -14, -16, -17, -28, & -29) located at the northeast corner of Base Line Road and Palmetto Avenue within the Employment (EMP) zone of the Renaissance Specific Plan.
