Chair, Jonathan Shapleigh, called the meeting to order at 4:04 pm. Meeting Minutes • Called the meeting to order and noted absent members. • Matt M. approved the minutes, and Ron seconded the motion. All approved. • Public Input: • None • Ridge Phase II Groundbreaking: • July 30th @ 2pm - placeholder • New REDC Projects: • Mike talked to someone at BofA about the property for sale – this is still for sale, and they’ve had some offers but nothing that’s come to fruition. There is a deeded right of way for the Elks. This property has been listed for over two years. • Ray mentioned East Rochester as an area for a project with the new units going up soon. • Matt mentioned a “gateway project” and proposed it to the commission to get feedback, etc.; however, Mike is not sure we are the correct group to do that unless it was something that the council delegated to us since it’s slightly outside of what we do here. • Ron asked about the vacated gas station off exit 12 and what we can do with that, etc. It was noted that there might be some issues with the tanks but there are some programs out there that can help to remedy the issues if they are willing to sell. • Project Updates: • Care Pharmacy is in their due diligence period (i.e. market research for what can and can’t be built and what is needed) • Norm Vetter is in the design phase for the 103 property – expect something to come to the planning board in the next couple months • Hotels are coming along – 1875 is shooting for Fall 2026 (issues were resolved) • Groundbreaking of Ridge Phase II at the end of July • Salmon Fall/Milton Road will become a roundabout • Parking lot behind Revolution – still some �inal adjustments; the binder, tar and striping should be done in the next few weeks. • Other: • Event from 4-5:30pm at the Scenic Lounge on July 28th to support the Church and the steeple revamp. For a 90-member congregation, they’ve raised close to $400k. • Norm may be bringing back the “street clock” in front of Cinco’s or it was hinted at; however, the City will pay for maintenance and repair on the adjacent steeple clock. Now that there are cell towers up there, the original company that installed the clock will not go back up there. • Councilor Rice asked about Palumbo’s and the land and what was happening there. It is currently in probate with the courts (same with the print shop and Royal Pizza). It has a deed restriction so no other restaurants/food establishments can be put there. • Exit 15 – Route 11 traf�ic problem – there’s been no engineering plans presented and they sent a letter requiring the city to fund the ramps on the highway, etc. or they would squash the project, so the council had to vote on it and now the state is willing to negotiate. Ron made a motion to adjourn at 4:55pm, Matt M. seconded. All in favor. Next meeting is tentatively set for August 25th @ 4pm. Respectfully Submitted, Kristen Bournival Secretary
