I. Call to Order:
Tracy Gora called the meeting to order at 2:02 pm.
II. Approval of Minutes:
Bruckner made a motion to approve the minutes from the May 27, 2026 meeting. The
motion was seconded by Carignan; the motion carried unanimously.
III. New Applications:
a. 42B Magic Avenue, Danielle & David Morrison, Minor Site Plan Application for Home
Occupation III for a home coffee roasting business. Case# 103-42-1-R2-26. SP-26-
12. Tax Map 0103-0042-0001
Danielle Morrison presented her small-scale coffee roasting business and her intentions
to sell online, have scheduled customer pickups, and deliveries utilizing her vehicle.
Gora stated that Mrs. Morrison will be going to the Zoning Board for a special exception.
Gora asked Morrison to attest to the odor that could come with coffee roasting as a
home occupation III calls for no odor. Morrison checked in with her neighbor in the
condo association, explained that she has proper ventilation, and checked with
neighbors in the area. Neighbors have reported no concerns, no odors, and support her
business. Morrison stated that she roasts 2 pounds at a time in a fully electric roaster,
and the odors dissipate and the sound can be compared to a popcorn machine.
Gora explained that the conditions of approval would include recommendations of 1
scheduled pick up at a time, and no more than 4 per day.
Bruckner asked how she acquires the coffee beans, Morrison responded that she
receives a 65-pound box by mail, about every 2 months.
Grant stated that a food license would be required.
Bruckner asked if she had plans for scaling her operations. Morrison replied that this is a
hobby and does not intend to expand her operations. Carignan added that if operations
were to increase, Morrison would need a back flow preventer on her water supply.

Bruckner made a motion to approve the project presented with conditions of approval;
Grant seconded the motion. Motion carried unanimously.
b. 24 Museum Way, Dan & Janet O’Lone, Minor Site Plan Application for placement of
a food truck in the Downtown Commercial District with Historical Overlay. Case#
120-401-DC-26, SP-26-13. Tax Map 0120-0401-000
Dan O’Lone described his plans to have Sausage Express food truck at 24 Museum
Way. The intention is to have the truck primarily parked at this location, though not fully
permanent so that it can be moved to special events.
Gora shared some conditions of approval including the need for trash receptacles, only 1
employee vehicle on site, approved location for customer parking, the need for barriers
to protect customers, and maintenance of vegetation and landscaping.
Gora asked O’Lone to clarify hours and if this was a year-round operation. O’Lone stated
that they intend to operate Monday-Saturday 10:30-3:00 and are open to extending
hours as approved by the Zoning Board. O’Lone shared that at their previous location
they closed operations during the winter months (December – March).
Gora asked staff if a 1-way sign should be added when they pull out of this location.
Boudreau responded that this seems less likely that they would pull out the wrong way
here, but rather people in general drive the wrong way down this road.
Gora read a comment from the fire department that there would need to be a 10-foot
radius around cooking operations requiring Vehicles to be parked at least 10 feet from
the food truck.
Bruckner asked about external seating. O’Lone stated there is a public table nearby, but
they did not intend to have seating. O’Lone sought clarification about required steps if
the property owner wanted seating. Gora replied that they would need to supply a site
plan if they wanted to add seating.
Carignan and Grant described the need for a grease trap, backflow device, and a meter
for utilities. Grant further described the need for a food license, which should not be held
up by the required fire inspection. Grant also described how he would be eligible for a
sandwich board sign, sharing the size and location requirements.
Grant made a motion to approve the project as presented with conditions of approval;
Bruckner seconded the motion. Motion carried unanimously.
IV. Adjournment
A motion was made by Grant and seconded by Carignan to adjourn at 2:36 pm; the
motion carried unanimously.
