1. Case No. 17-03-09 – continued discussion on the appeal of Krieger Klatt Architects, Petitioner &
T&J Investments, LLC, Owner, for the following variances:
(a) Use Variance
(b) waive 14 of the minimum required 16 off-street parking spaces
(c) waive 22,536 sq. ft. from the minimum required 27,000 sq. ft. of lot area
(d) waive 5.6 ft. from the minimum required 25 ft. south front yard setback to the
structure
(f) waive 21 ft. from the minimum required 25 ft. east side yard setback to the structure
(e) waive 21 ft. from the minimum required 25 ft. west side yard setback to the structure
(g) waive 25 ft. from the minimum required 25 ft. west side yard setback measured to
the porch and steps
(h) waive 100 sq. ft. of the minimum required 600 sq. ft. of floor area related to four,
2-bedroom dwelling units
(i) waive 92 sq. ft. of the minimum required 450 sq. ft. of floor area related to four,
1-bedroom dwelling units
to demolish a non-conforming six unit multiple-family structure and permit construction of a non-
conforming, two-story, eight unit multiple-family structure in the one-family residential zoning
district at 303 E. Kenilworth Ave. (25-22-352-016)
D. New Business
1. Case No. 17-04-11 – public hearing on the appeal of Elizabeth & Lucius Sandzik, petitioners &
owners, for the following variance:
(a) waive 15 ft. of the minimum required 39 ft. east setback along Maplegrove Dr.;
to permit construction of a detached accessory building / garage at 1502 Catalpa Dr. (25-16-155-
031)
2. Case No. 17-04-12 – public hearing on the appeal of Krieger Klatt Architects, Inc., petitioner &
Royal Oak Ventures SW1017 LLC, owner, for the following variances:
(a) waive 5 of the maximum allowable 12 residential dwelling units
to allow a vacant building to be converted to a mixed use development with 17 residential
dwelling units at 1017 S. Washington Ave. (25-21-431-025)
3. Case No. 17-04-13 – public hearing on the appeal of LML Real Estate LLC, petitioner & owner,
for the following variance:
(a) waive 8 of the minimum required 18 off-street parking spaces
to demolish all existing structures and construct an automobile filling station with convenience
store and carry-out restaurant at 30875 Woodward Ave. (25-07-230-013)
