NORTHRIDGE CT. STAFF RECOMMENDATION: Since City Council voted to continue this item from the April 13th, 2015 meeting the property owner has met with the Subdivisions Development Group and surrounding property owners to work out issues that were in question. Staff has been told that a mutual agreement has been agreed upon by both the property owner and a representative of the development group. The agreement seems to hinge on how and what will be developed on the combined lot in the future. This is a matter of permitting and review by the subdivisions design review committee. Staff does not believe that the lot-combination will have any impact on the future development of the lot as appropriate review through the permitting process and neighborhood design review committee will need to completed prior any additional building being allowed. Staff recommends approval of Lot Combination SSLC-620. BACKGROUND AND HISTORY: On March 16, 2015 Planning Commission reviewed a request to combine Lots 3, 4 and 5, Block 1, Northridge Estates Amended. The address of the combined property will be 1306 N. Northridge Ct. Applicant Jim Teague is proposing a lot combination of Lots 3, 4 and 5, Block 1, Northridge Estates Amended in Section 01, Township 19, Range 11 East. The Lot Combination is requested for additional yard space for the dwelling located at 1306 N. Northridge Ct. The current zoning is RD (Residential Duplex District) with RS zoned property on all sides. This is a platted subdivision with nine lots of which the applicant owns three. Following review, Planning Commission voted 6-0-0 to recommend approval of Lot Combination SSLC-620. City Council originally heard the Lot-Combination on April 13th, 2015 and voted to continue the item for 30days while the property owner worked through some issues with the subdivisions development group and surrounding property owners.
