RECOMMENDATION/ACTION DESIRED: A town garden dedication can be a meaningful community event that celebrates volunteers, recognizes partners, and encourages residents to enjoy and care for the space. This type of event also aligns well with the Town's environmental initiatives, including its participation in the National Wildlife Federation Community Wildlife Habitat, Bee City USA, and Keep Texas Beautiful programs, while showcasing Shady Shores' ongoing commitment to conservation and community beautification. At approximately 2,500 square feet, the lot is significantly smaller than the minimum lot size required for new residential construction and therefore has limited development potential under current zoning regulations. Rather than allowing the property to remain an unmanaged vacant lot, the Town can restore it with native grasses, wildflowers, and pollinator-friendly plants that improve environmental quality while enhancing neighborhood appearance. FINANCIAL IMPLICATIONS: Initial pricing received from Roots Lawncare (does not include tree maintenance) $750 initial clean up $295 ongoing removal of invasives, treat/remove poison ivy, protect desirable native plants. RECOMMENDATION/ACTION DESIRED: Project Goals • Restore the property with native North Texas vegetation. • Create habitat for bees, butterflies, birds, and other beneficial wildlife. • Reduce erosion and improve stormwater infiltration. • Eliminate the need for intensive mowing and irrigation after establishment. • Demonstrate sustainable landscaping practices suitable for residential properties. Page 11 of 14  • Improve the appearance of an otherwise undevelopable parcel. Site Description • Property: 503 Jones • Size: Approximately 2,500 square feet • Current Use: Vacant residential lot • Zoning Status: Legal non-conforming residential lot that does not meet current minimum lot size requirements for development. • Proposed Use: Native habitat restoration and pollinator garden. • Utilities: LCMUA has confirmed that the existing water meter is sufficient to meet the project's initial irrigation needs during the establishment phase. Once an irrigation control valve is installed and the system is activated, additional testing should be conducted to verify proper operation and ensure there are no leaks before regular use begins.
