Sawyer Street, Shawano, WI 54166 CALL TO ORDER • The meeting was called to order by Kerber at 7:00 AM. ROLL CALL • Members present: Dave Kerber, Scott Nordin, Curt Preston, Chuck Felts, Jim Meyer, and Todd Doberstein. • Absent: Charlie Harvey, Mark Bolin, Sandra Steinke, and Rhonda Strebel. • Others present: Eddie Sheppard, Peter Thillman, Lesley Nemetz, Brian Della, and Megan Lozano-Rodriguez (Lesch). REVIEW OF PREVIOUS MEETING MINUTES OF OCTOBER 17, 2024 • October 17, 2024, Motion by Meyer, seconded by Felts, Motion carried. COMMITTEE MEMBER COMMENTS • None. UPDATE ON CITY ACTIVITY • Sheppard gave updates on a number of projects:  Jimmy John’s development is progressing. Demolition has been completed. Their new site plan was approved by the City. They hope to be open by mid-summer.  Wolf River Dental will be breaking ground this spring. Strive Behavioral Solutions expects to submit plans to the City next week. The two developments are on a similar timeline. They are coordinating utility work. The City’s obligation under their agreement with Strive has been completed.  Countertop Designs/Stone Creations is considering a new building on their facility off Jaycee Court. The separate building will allow them to move their solid surface shop from Beauprey Road to Jaycee Court and moving all production to the new building. They also intend to improve site access. This matter will likely return on the February agenda.  Dearco is looking to expand their facilities to the East. They plan to add a new 35,000 s.f. production facility with pedestrian access to the existing building.  Krause/Zierden are working to develop another plat at Pine View Estates for residential property adjacent to their current development. The proposal is for 77 more units, some similar to their current development and some single family.  Developers of the Dallas Waterstradt property are now looking to develop 22–26 single family homes on the north part of the property. They are investigating costs for all utility services. Access for this part will come off Airport Drive. Future development of the south area could allow street access from the east as well. This matter will likely be back on the February agenda.  Skeeter Beaulieu is developing business condos at his property east of rainbow carwash. The heated buildings are 2,400 s.f. with shop/storage/showroom space and a unisex toilet. One building is completed and another is approved for construction.  Lot sales continue at the Kolby residential development. Most buyers are from out of town. The developer is pleased with the level of interest.  The City is progressing with plans for renovations and an addition to the Rec Center utilizing funding from their $4.25M grant award (no matching funds required). MSA intends to have plans and bidding documents completed in March, with the bid opening in April and start of construction in June. The facility will not include a second pool or gymnasium which could be included in a 2nd Phase. City officials intend to begin conversations with the community regarding the need for such facilities and potential funding.  The multi-story 23-33 unit downtown residential development at the automotive parts site on S. Main is heating up. Developers claim that this project is their next priority. Page 1 of 2 Page 2 of 3  The new car wash facility is still on hold. They are busy with other projects at this time. UPDATE ON SCEPI ACTIVITY • Thillman reported that he signed an agreement with Charter to assist with applications. Thillman also reported that GSA contacted him regarding their desire for a 5-year lease for the Shawano BIA office. The BIA office space is currently being leased from Knope.
