Dave Birchenough, Member
Ted Kinder, Member
Members Kathie Dyson and Riordan were excused.
Ian Carroll, Clerk to the Boards
Bob Eggleston, on behalf of Applicant
Elizabeth Estes, Applicant.
Consideration of the application of Beth Estes for Certificate of Approval to replace two existing
windows on the south side of her unit to doors that open onto the patio, one 36” wide and one that is
49” wide, which are to be Pella aluminum-clad wood doors, of the ‘Lifestyle’ and ‘Reserve’ series,
respectively, at the property addressed as 72 E. Genesee Street, Unit #4, in the Village of Skaneateles
At 7:01 pm, Chairman Rogers opened the December meeting of the HLPC.
Mr. Eggleston offered to present the matter before the board, which would then be revisited during
the public hearing.
He described the ground level, one-bedroom unit in the back by the lake that has 3 windows and the
only access to her private designated patio is through the common entrance door. She would like to
replace two of the windows with doors so she has the ability to go directly out onto her patio. He said
the building was renovated in the 1980s, and he said there were doors there originally prior to that
remodel. The height of the windows and doors were all uniform following the 1980s remodel, and
that uniform height would remain in place.
The proposal is for aluminum clad, Pella-brand doors. Stone added in the 1980s remodel will be
removed and stored on site, should other alterations require them. The other small change will be the
wooden privacy screens on either side of the common door will no longer provide access to the patio
– the gap that is there between the brick wall will be closed.

Mr. Eggleston confirmed that the new doors will be of the same color as the existing windows and
doors, which is brown. He assured the board they would be matched in color to the existing facade.
The common door will not be touched.
He said the HOA is reviewing the proposal, but other than that it doesn’t need any other approvals
other than a building permit. Mr. Eggleston acknowledged that there was some pushback from the
association, with some resisting the change, and the precedent that could be set. It was discussed that
that other lakefront buildings had changed windows to doors.
After discussion, the Commission motioned to adjourn the Public Hearing and issue a certificate of
approval for the proposed work. Additional discussion addressed the HOA’s plans to replace worn
lettering on the windows on the front of the building, which should not require any approvals since it is
just a replacement in kind of what is already there. The motion was made by Chairman Rogers and
seconded by Member Kinderd. Upon the unanimous vote of the members present in favor of the motion,
the motion was carried 3-0.
The matter concluded at 7:30 pm.
Respectfully submitted,
Ian Carroll,
Clerk to the Boards
